Finding classic Victorians that not only made it through the 1906 earthquake but also through the hands of would-be modernizers can be daunting in San Francisco. But 2825 Pine, circa 1887, is a well-preserved beauty on the market now for $2.495 million.

All total, the home has four beds and three baths. The main home consists of three beds and two baths, a formal dining room, sunroom, and office. The home also offers a one-car garage.

Below this main house is a separate one bed/one bath with patio access. According to the MLS information, this apartment has recently rented for $3,107 a month (a price that seems right in line with the current median for San Francisco).

At 2,280 square feet, this grand lady asks $2.495 million, which breaks down to $1094 per square foot. The property last sold in 2006, for $1.395 million.

That’s a lot of pricey math, but then, 2825 Pine is a historic Victorian in lower Pacific Heights. And it comes with built-in support for the jumbo loan required to buy it!

San Francisco Sales Prices Hit Record High in 2017

In 2017, the median sales price for both houses and condos in San Francisco rose to their highest point since Paragon Real Estate Group started keeping track 25 years ago, according to Monday’s report from the real estate experts.

The median house sales price in the city last year rose to $1.42 million, up 7.16% from $1.325 million in 2016 and significantly higher than the median average for an existing house in the entire state of California ($540,000) and the nation as a whole ($248,000).

For condos, the median sales price was $1.15 million, up 5% from 2016’s $1.095 million, the report said.

“2017 saw real estate markets surge and financial markets soar,” the report said.

Looking at the fourth quarter alone, median prices were $1.5 million for houses, up from $1.35 million during the last three months of 2016 and $1.185 million for condos, up from $1.078 million at the same time the previous year.

Luxury property—with a threshold of $3 million and up—in the city had a banner year too. In 2017, for the first time, District 5: Noe, Eureka and Cole Valleys had the highest number of sales above $3 million in the city, a total of 83; but only seven of those were priced above $5 million.

Meanwhile District 7: Pacific and Presidio Heights, Cow Hollow and Marina had a total of 79 luxury sales, 45 of those sold for more than $5 million, according to the report.

A likely cause of the boost is the Bay Area’s high-tech economy, which surged again last year after some cooling from mid-2015 to mid-2016, according to the report. “Unemployment rates have flirted with historic lows, and 2018 may see some major local IPOs, which could create great quantities of new wealth,” the report said.

The report also detailed the sales prices of houses with specific luxury amenities. Fifty-five houses with wine cellars sold last year for a median price of $3.3 million, the report said; 33 sold with elevators for a median price of $4.5 million; four sold with pools for $2.6 million; and four LEED-certified houses sold for a median price of $6.35 million.

Bay Area tech exec raises $160,0000 in fundraiser for Roy Moore accuser

The GoFundMe campaign to help Tina Johnson, one of the women who accused the failed U.S. Senate candidate of sexual harassment, had exceeded its initial $100,000 fundraising goal by mid-afternoon Sunday.

“I don’t know this woman, but I do know she has risked a lot and has lot a lot,” said organizer Katie Jacobs Stanton, chief marketing officer for Color Genomics, a Burlingame genomic testing company. “And it’s important for people to support their neighbors, whether they are in California or Alabama.”

Johnson is one of several women who accused Moore of past incidents of sexual misconduct. The accusations helped scuttle the Republican judge’s bid for a Senate seat last month. Moore has denied the accusations.

Last Wednesday, the home Johnson shared with her husband and grandson in Gadsden, northeast of Birmingham, was destroyed by fire. Investigators in Etowah County, Ala., are investigating the blaze as an arson, but said there was no indication the fire was linked to the accusations against Moore.

Stanton is a former Google executive and Twitter vice president who served as White House director of citizen participation in the first year of the Obama administration.

Stanton said she’d never before met or talked to Johnson, but was heartbroken to hear news of the fire. She had never started a GoFundMe campaign, but felt “inspired by her bravery” to help even in just “a small way” to rebuild her home. A reporter in Alabama helped Stanton connect with Johnson by text and then by phone.

“She’s just a very sweet, humble woman,” Stanton said. “She just wants to get back on her feet with her family.”

The GoFundMe page went up Friday and had taken donations from more than 5,000 people by mid-afternoon Sunday, with funds coming from people in all 50 states, Stanton said.

“I don’t know Tina Johnson. But I believe her,” Stanton wrote on the page. The initial funding target was based on the value of Johnson’s home as listed on the real estate site Zillow.com, but Stanton knew she would need more to rebuild.

“Whatever is left over, she wants to offer to local nonprofits, and there’s one she had in mind that does support for women in need,” Stanton said.

“We are overwhelmed by your generosity and kindness,” Stanton wrote in an update. “It’s a wonderful reminder that ordinary people can do extraordinary things and love trumps hate.”

Johnson told the Alabama Media Group that she was grateful for the support.

“I just thank everyone all across America from the bottom of my heart,” Johnson told AL.com. “I just cannot give them the proper words. God is good.”

The Future Of Real Estate May Have Far More Robots

SUNNYVALE (KPIX5) — The next time you show up to tour a Bay Area housing rental, you may discover that a robot is waiting to show you around.

Meet Rabia Levy, a real estate agent for Zenplace who guides potential renters through properties using a robot, all while staying in her office in Sunnyvale.

“We can control robots through any mobile device, so it can be a phone, Ipad,” Levy said.

The property management team, Zenplace, believes they’re the first company in the U.S. to use this technology in this way.

The technology is opening doors for the real estate industry.

Right now they have about 100 bots they use throughout the Bay Area, from Santa Cruz to Napa.

Michael Costa, a Zenplace field agent said, “They’re now able to attend more properties than ever before. They’re spending less time on the road and more time with our customers.”

Zenplace began using the bots a couple months ago. They say since then properties are being rented within days, instead of weeks or even months.

“I could end this call and go to another property technically within minutes or seconds,” Levy said.

We asked Levy if she gets to know her client less.

“I think if the Zenplace robot was a robot with a robot face and voice maybe, but they see a human face there with human reactions and have real conversations,” Levy said. “I mean I’m still a person. I’m still communicating just as I would in person.”
