Luana Garden Villas: Maui’s Most Affordable Beachfront Real Estate In Ka’anapali

In 2017, 48 homes on Maui sold for $3 million and up, a volume increase of 14 percent in the luxury sector from 2016. When you look at other high-end markets, especially oceanfront opportunities in places like the Hamptons and Miami, Maui still represents a decent bargain for second-home buyers in the U.S.

The island’s newest oceanfront development is Luana Garden Villas on Ka’anapali Beach, West Maui’s gorgeous stretch of pristine sand and surf, attached to Honua Kai Resort Spa. The starting price of $1.8 million for a three-bedroom condo will be even more appealing for San Francisco Bay Area folks when Southwest Airlines launches non-stop service to Maui.

The villas of Luana Garden are arranged in three enclaves with 72 units in total; construction is now in the final phase, and sales are already strong. Each enclave has its own pool, hot tub, fire pit and garden that are for residents’ exclusive use.

Owners have easy access to all the services and amenities at Honua Kai Resort Spa, including an aquatic park with waterslides, waterfalls, caves and a sand-beach pool; Dukes Beach House Restaurant,  and Aina Gourmet, as well as Whalers General Store (and its famous shave ice). Ho’ola Spa offers special rates for owners, as well as preferred appointment bookings.

Luana Garden is also a short drive from downtown Lahaina’s restaurants, shopping and art galleries. Destination restaurants include Pulehu, an Italian Grill, and Lahaina Grill, two fine-dining spots a stone’s throw from Ka’anapali.

The three enclaves are situated in a 10-acre space on the Honua Kai Resort Spa property. Each building within Luana includes four villas — two garden-level and two upper-level. And each enclave has a distinct garden design that reflects a different Hawaiian theme, from shoreline vegetation to aromatic florals to culturally significant shrubs.

For those looking to purchase second homes, the villas are also in demand as short-term rentals for those visiting Ka’anapali and looking for accommodations for larger families that also have residential amenities. Or if you’re buying with full-time residency in mind, Honua Kai offers accommodations for overflow guests. And Ka’anapali Golf Course is a par 70 Arthur Jack Snyder-designed course that is one of the most popular on the west side.

There’s still a sense of fantasy in the converted lofts within a converted toy factory in San Francisco—and the fantasy continues in the price to rent one. The units are renting for $10,000 a month.

The building

The original toy factory dates back to 1909. These loft conversions date back to 1997.

Today, the 1 Rausch Building, located in the city’s SoMa District, still retains a factory warehouse aesthetic. Loft condos feature soaring ceilings, exposed beams, and concrete floors.

The condo for rent

You can rent one of these loft condos, in this case a two-bedroom, two-bathroom on the top floor of the building. Unit F is 1,812 square feet, offers 25 -oot ceilings, parking, storage, and a private roof deck.

Inside, the unit are all the modern conveniences, done luxury style: an updated kitchen with all the best appliances, high-speed internet included, a separate office space.


The reclaimed wood and walls of glass complete the  modern urban loft conversion appeal.

The deal

There aren’t any condos for sale in the building now, but in December of last year, a smaller, lower situated one-bedroom unit in this complex sold for $970,000. 

Such a figure is out of reach to many would-be condo buyers, but not those who can afford to rent Unit F instead.

This unit asks $10,000 a month, which, at risk or pointing out the obvious, is $120,000 a year.

East Bay real estate agent sentenced to 6 years for multimillion-dollar property scheme

SAN FRANCISCO — An East Bay real estate agent was sentenced to more than six years in prison for creating an elaborate scheme in which he manipulated fraudulent lawsuits and sold homes to buyers who did not know the homes had unpaid mortgages attached to them.

Robert Jacobsen, 70, of Kensington, pleaded guilty to the charges in July 2017 and was sentenced Tuesday to 78 months in prison, according to a news release from the U.S. Department of Justice.

Jacobsen had created a company called American Brokers’ Conduit Corporation, unrelated to an existing mortgage company called American Brokers’ Conduit, which had originated mortgages throughout the Bay Area. Through intermediaries, Jacobsen gained control of homes with mortgage liens on loans originated by the real company and used intermediaries to sue the fake American Brokers’ Conduit Corporation — the one he had created — claiming that the legitimate mortgage liens were invalid, according to the Department of Justice announcement.

Jacobsen did not tell the courts that no one in the lawsuits was a legitimate representative of the real American Brokers’ Conduit company or the then-owners of the liens, and since he controlled the plaintiff and the defendant in the cases, he directed the attorneys on each side to enter into stipulated judgments to declare the mortgage liens invalid. Jacobsen then filed the agreements with local county recorders so that a title search would show that the liens had been declared invalid by a court. He then sold the homes to unknowing buyers without paying off the original loans on the homes and kept most of the money from the sales for himself — laundering it through multiple U.S. and Belize accounts and using it to buy property and a yacht, according to the news release.

Under his scheme, Jacobsen sold two homes — one in Danville for $540,000 and another in San Francisco for $1.2 million. He attempted the scheme on a home in Monterey that he tried to sell for $3 million, according to the Department of Justice information.

A grand jury in 2015 charged Jacobsen with  13 counts of wire fraud and for engaging in monetary transactions in property derived from specified unlawful activity. As part of the plea agreement, Jacobsen pleaded guilty to one count of each of those charges.

A hearing in October will determine the amount of restitution that Jacobsen has to pay. He agreed to forfeit the yacht he bought with the fraud money, according to the Department of Justice.
