Rancho Cordova data center sold, part of market surge

A San Francisco company has acquired the former MCI WorldCom data center in Rancho Cordova, in a deal valued at $30 million.

Digital Realty Trust Inc. said it recently completed its purchase of the 69,000- square-foot data facility from Telecom Real Estate Services.

The center is the company’s second in Rancho Cordova.

“The property is … expanding our presence in the Sacramento market,” said Scott Peterson, Digital Realty’s chief acquisitions officer.

The deal underscores the growing interest in Sacramento from high-tech companies, financial institutions and health care companies in the Bay Area to store their data.

Data centers the size of football fields are springing up in former Air Force bases and light industrial tracts in Sacramento’s suburbs.

Twitter Inc., and many of the new cloud computing startups in Silicon Valley now lease space in data centers in the capital region, which offers cheap electricity and inexpensive real estate, and is outside of seismic zones.

“It’s developing as a secondary market for data centers,” said Garrick Brown, director of research for Cassidy Turley Northern California, a commercial real estate firm.

Located at 11085 Sun Center Drive, Digital Realty’s data complex is a fully leased, single-story building off Highway 50 near Sunrise Boulevard.

It is close to the company’s 63,000-square-foot data center on Gold Camp Drive, which Digital Realty acquired in 2004.

Digital Realty is a real estate investment trust that specializes in ownership of high-tech data centers. The company has more than 98 properties around the world.

The seller, Telecom Real Estate Services or TRES, acquired the property in 2008 and conducted extensive upgrades, which include a new roof and a revamped air conditioning system.
