The stream of pending deals will create a welcome cash flow into city coffers.

With two transfer tax increases passed over the past few years, San Francisco now has a 2.5 percent transfer tax for transactions over $5 million. If everything sells that is currently on the block, the city could raise $125 million.

That is a lot of DPW workers, teachers, social workers, police officers and park directors.

IPO on real estate in the San Francisco Bay Area.

Zillow is a home and real estate marketplace that aims to empower consumers with information and tools to make decisions about homes, real estate and mortgages.

The company suggests that for cities near the social networking company’s Menlo Park headquarters, median home values are more than $2 million. In nearby places such as San Jose or Francisco, buyers can pay a quarter of the amount for the same home.

During the three months between Facebook’s (NASDAQ:FB) IPO filing and its IPO debut, Zillow noted an upward trend of $1 million plus homes for sale — the number of $1 million listings in Menlo Park increased 87 percent during this time period.

Zillow also analyzed what a $1 million, 1,580-square-foot home in Menlo Park would buy elsewhere around the country.

As the San Francisco Business Times reports, the new office caters to developers and investors with construction lending on income properties, a market segment that fell out of favor, to put it mildly, in the dark days of the downturn.

broker Nick Slonek to head it up.

The newest American office marks Avison Young’s 12th location outside of Canada, the company’s third California office, and the next step in the firm’s aggressive growth and expansion strategy, according to CEO Mark Rose.

Slonek will be principal and managing director for Northern California. The Avison Young office will be on the fifth floor at 601 California Street. Slonek said that he is in advanced talks with a group of brokers likely to make the move to Avison Young.

“It’s an experienced group that we are going to have here — there are going to be a lot of transactions by the end of the year under the Avison Young umbrella,” said Slonek.

Over the past three years, Avison Young has grown from 11 to, now, 29 offices in 26 markets and from 300 to more than 900 real estate professionals across Canada and the U.S.

“The hiring of Nick Slonek is in line with our strategic plan to expand our commercial real estate services with high-quality leaders across the nation,” said Rose. “The San Francisco Bay Area — and the entirety of the Western U.S. region — is a vast and expanding real estate market and a focal point for many of our investor and occupier clients.”

Webb said that Avison Young is using its “highly profitable platform and its pristine balance sheet” to recruit other senior brokers and executives to fill the company’s service delivery needs in San Francisco and the Western region, and that plans for the company include further acquisitions to grow the Avison Young brand internationally.

shuffled its San Francisco Bay Area market leadership as it seeks to boost efficiencies while growing revenue.

The bank’s (NYSE: WFC) San Francisco Bay region, now stretching from the Peninsula north to Oregon, will continue to be overseen by Michael Billeci, while Jim Foley’s Greater Bay Area region now includes the South Bay in addition to the East Bay.

The new San Francisco Bay region includes 139 branches, about $29 billion in deposits and 2,400 community banking employees.

The San Francisco Bay region’s new leadership includes Tracy Curtis, president of the San Francisco market, who was most recently region president for the Mount Diablo market; Wendy Haller president for the Peninsula market; and Greg Morgan, North Coast Valley market, which includes Napa, Sonoma and Solano counties.

Other moves in the region include Maggie Mui becoming regional director of “diverse segments,” with a focus on the Asian community; Joanne Schultz, former San Francisco regional president, taking on the new role of director of consumer credit and small business banking strategy for the San Francisco Bay region; and Randy Reynoso, division manager for business banking in the San Francisco Bay region and for commercial real estate lending statewide.

Reynoso, who came to Wells through its 2007 purchase of Placer Sierra Bank, said he’s spent this year doubling the number of bankers in the region pursuing business customers with $2 million to $25 million in annual revenue. The region now has 30 bankers calling on prospective business customers in this market segment, including those in light manufacturing as well as doctors and dentists.

“We don’t own the market, but we want to,” Reynoso said. “There’s great opportunity here.”

                  Email

The Metropolitan Transportation Commission and the Bay Area Toll Authority plan to meet Wednesday morning to re-affirm their decision to move their offices to San Francisco.

The commission and toll authority along with the Air Quality Management District agreed on July 17 to buy a 455,000-square foot building at 390 Main St. in San Francisco for a joint regional headquarters after a request for proposals yielding several five in San Francisco and Oakland.

The July decision was later rescinded on Aug. 17 after a huge outpouring of opposition from Oakland residents, business leaders and local officials.

The MTC board agreed to form a six-person subcommittee to review the 390 Main Street decision and report their findings within 60 days.

The opponents argued that 390 Main is not convenient or easy to reach for disabled people and would require significant and costly upgrades.

Oakland supporters also argued that the agencies would have a greater positive economic impact by staying in Oakland verses moving to San Francisco.

The allotted time has not lapsed, but the board is ready to move forward to make a deal for 390 Main. According to an agenda report for the meeting, the subcommittee determined that the selection process was “thorough, fair, and transparent,” and that a purchase price in the range of $100 million “appears reasonable” for the building, which was formerly used by the U.S. Postal Service

The agencies plan to sublease space in the building with initial estimates that show the agencies could net $40 million during a 30-year period.

Meanwhile, the Association of Bay Area Governments has no plans to join the other agencies in their move and will remain at their Oakland headquarters in a building it co-owns with MTC and BART.
