You’ve heard it before, but we’ll say it again: The San Francisco Bay Area is a pricey place to live, where even decrepit shacks command six-figure sales.

But what if we told you there’s a Bay Area house for sale—for a mere $1? And what if we added that no one seems to want it? Not yet, anyhow.

Let’s ponder the price for a moment. A single-family house for a dollar. Less than a bottle of beer. Cheaper than a cup of coffee. A steal compared to bus fare.



OK, let us explain.

In the East Bay, the city of Hercules is offering this dollar-home deal. The town purchased this historic home in 2010, also for a measly buck, when it sat on a hill behind the Hercules Powder Works Clubhouse. The city intended to renovate it, preserve it, and keep it as a visitors center.

However, the city ultimately decided it couldn’t devote its limited resources to the project. So it fielded proposals (the original Nov. 1 deadline was extended to Nov. 9) for a lucky soul to hit the housing lottery. The catch: The buyer must remove and renovate it at his own expense.

Did we mention that the buyer needs the wherewithal to put the house back together?

Officially known as Historic Home No. 54 and dubbed the “Queen Anne” for its Victorian style, it was cut in half by the city. The unkind cut was made in order to move the structure to the city’s corporation yard, where it currently sits alongside maintenance equipment and trucks. Perhaps this is not the best technique to move a house, but who are we to say?

The original plan was to move it to the site of the city’s Duck Pond Park, just a block away. There, it was supposed to be hooked up to utilities and supplied with information on the area, according to local Realtor® Brian Campbell-Miller, who also sits on the board of the Community and Library Services Commission and is a candidate for City Council.

But the proposed budget didn’t make sense for the city, so it opted to sell the place. For 100 pennies. Sadly, the extremely low sales price has yet to draw in a buyer.

“If we can preserve it, even if it’s not in our own community, that would be the preferred option,” says Hercules Planning Director Holly Smyth, who notes that if no buyer comes forward, the historic home may have to be demolished. It’s become an eyesore to nearby residents, and the pricing ploy is “the last effort to save the building,” she adds.

The cedar structure needs a new roof, windows, electrical, paint and plaster, along with graffiti removal. It has two floors, four bedrooms, and one bathroom. Plus, it includes original details like a two-sided fireplace, stair railings, high ceilings, and both front and back porches.

“It’s a very quaint type of house,” Smyth says.

While the home could be yours for the money between your couch cushions, it’ll take a serious fistful of dollars to figure out how to carefully move it to a new location and turn it into a residence, or whatever else it could be.

Even so, with housing costs showing little sign of a slowdown, a house that’s been cut in two and needs to be hauled away sounds like a sweet deal for a slim dollar. Especially in the Bay Area.

One week before election day, Starbucks unveiled a new cup that it says is meant to be “a symbol of unity.” The green cup — arriving along with traditional holiday drinks — features a mosaic of more than 100 people, including a coffee farmer and barista. Starbucks CEO Howard Schultz calls it “a divisive time in our country” and says in a statement that the coffee giant wanted to come up with a symbol to serve “as a reminder of our shared values.” The company isn’t saying whether it will replace the red holiday cup from last year, which some said was lacking in holiday spirit.

British Airways said Tuesday that it will add a nonstop flight from Oakland to Gatwick Airport outside London beginning March 28, the
TravelSkills
website reported. This is this is in addition to its daily 787 Dreamliner nonstop between San Jose International and Heathrow, as well as its two flights between SFO and Heathrow using an Airbus A380 or Boeing 777, the site says. No other carrier offers London service from all three Bay Area airports. The new Oakland flights will operate four days a week.

Oakland — With over 4,000 eviction notices served, William J. Rosetti, aka Bill Rosetti, is a prominent member of Mayor Libby Schaaf’s, Oakland Housing Cabinet. William J. Rosetti, aka Bill Rosetti, is allegedly the biggest serial evictor in Oakland, and he is affiliated with more than one hundred companies, LLCs and speculative real estate partners around the San Francisco Bay Area, according to the Anti-Eviction Mapping Project.

Based on information with the Anti-Eviction Mapping Project, William J. Rosetti has been partnering with other large property holders such as Christine Davis of Baltic Property Ventures, Frederick O. Lewis of California Affordable Housing Group LLC and the Robert E. Faussner Trust. Rosetti’s shell companies are associated with over 4000 eviction notices served in Alameda County in the past five years, and more than 500 Unlawful Detainers in the last ten years.

Despite the evidence revealing that William J. Rosetti is a serial evictor displacing thousands of renters from their housing in Oakland, according to public records, with the Bureau of Real Estate, the real estate license of William J. Rosetti, aka Bill Rosetti, expired on 8/9/1996, and it appears that William J. Rosetti, aka Bill Rosetti, is operating without a valid real estate license in the State of California, while evicting thousands of people in Oakland, and Alameda County.

William J. Rosetti Is A Friend Of Mayor Libby Schaaf And A Member Of The Oakland Housing Cabinet.

Additionally, according to public records, as a friend of Mayor Libby Schaaf, William J. Rosetti, aka Bill Rosetti, is a financially committed friend to right-wing causes and is a wealthy campaign contributor to the Republican Party, and it’s members. Through the years he has been contributing thousands of dollars to right-wing Republicans, and their right-wing campaigns. He also contributed $500 to Swalwell For Congress during 2015.

During 2016, Rosetti also gave $250 in campaign contributions to the controversial right-wing radical group called the Defenders of Freedom Security, a group of defense policy hawks who want to keep America a leading world power through the massive use of military power.

In a recent article about William J. Rossetti in The Guardian, written by Sam Levin, “A review of public records by the Anti-Eviction Mapping Project, a pro-tenant group, suggests that the Bay Area real estate executive William J. Rossetti, through his expansive portfolio of property companies and investments, is Oakland’s number one “mega-evictor”.?

The organization’s research and an analysis by the Guardian reveal that in Oakland, Rosetti and his business firms have filed more than 3,000 eviction notices, which are the first step in removing a tenant. The data, along with accounts from evicted tenants, paint a picture of painful displacement and rising income inequality in Oakland, a city that is rapidly gentrifying amid the tech boom of nearby San Francisco and Silicon Valley.

“These evictions and the rent increases are part of an ecosystem that’s leading to a massive demographic shift of who can live in Oakland,” said Erin McElroy, co-founder of the mapping project and co-author of a new report on displacement in the region.
Evictions aren’t the only way Rosetti may be having an impact on Oakland. The researchers were particularly shocked to discover that the apparent top evictor has a seat on Mayor Libby Schaaf’s “housing cabinet”, a body dedicated to promoting equity and affordable housing in an increasingly unaffordable city.”

In Oakland Measure JJ is on the ballot in November and if voted into law it will help to protect renters by strengthening existing renter protection laws. Voters are urged to vote YES on Measure JJ to help stabilize communities in Oakland, and slow down greedy landlords involved in price gouging and eviction-for-profit schemes. If Measure JJ passes, it would strengthen the very same renter protection laws that Mayor Schaaf would have weakened on behalf of the landlords and EBHRA, if she had the opportunity to do so.

Renter protections will be on the ballot in 6 cities during November in the Bay Area. No matter how hard the landlords and the California Apartment Association are trying to stop the renters movement, tenant advocates across the Bay Area are urging renters to vote on strong renter protections during the upcoming November elections in the cities of Richmond, Oakland, Alameda, Burlingame, San Mateo, and Mountain View. The activists are urging people to vote “no” against any weak proposals placed on the ballot by the City Council in Alameda, and Mountain View.

Solano County: Big-time space being built

The county added 2,900 nonfarm jobs over 12 months, up 2.2 percent to 135,700.

Job-gaining industries over 12 months were educational and health services, up 900 jobs, or 3.6 percent, to 26,000; construction, up 700 jobs, or 7.8 percent, to 9,700; leisure and hospitality, up 600, or 4 percent, to 15,500; and manufacturing, up 3.3 percent, or 400 jobs, to 12,500.

The unemployment rate in Solano County was 5.7 percent in August, about equal to the 6.0 percent rate from the July revised estimate and the one for August 2015, according to the state Employment Development Department.

VACANCY REACHES LOW LEVELS

The industrial vacancy rate for Solano and Napa counties declined in the second quarter to 6.2 percent of 49.5 million square feet, down from 6.6 percent in the first quarter, according to Colliers. Average asking monthly rental rates increased by 3 cents a square foot to 53 per square foot, on a triple-net basis.

The industrial vacancy was 17.1 percent at the close of 2010, according to Colliers.

LOOKING FOR LAND TO DEVELOP

“We have pockets of land that can be developed, but large projects with space for 1 million square feet, there are only a handful of sites to accommodate that,” Dakin said. “We’re looking at what we can move around to accommodate demand.”

The Gateway80 distribution warehouses underway there are designed to “appeal to a wide range of manufacturing, distribution and other industrial users,” said Matt Bracco, a managing director for JLL. Solano County has been garnering the attention of companies and commercial real estate developers for years because it’s within an hour by road of the ports of Benicia, Oakland and Stockton plus three international airports — Oakland, Sacramento and San Francisco, according to the Gateway80 team.

COURTING FOOD AND BEVERAGE PRODUCERS

And Fairfield, in particular, has been active in courting new companies with its two state-of-the-art water and sewer treatment plants.

“We’re playing to our strengths as a food and beverage manufacturing hub,” Dakin said. “We have distribution lanes, water and wastewater processing.”

The food and beverage hub led by Jelly Belly, Calbee Foods, Anheuser-Busch and Guittard is attracting similar companies to Fairfield. Saxco International took much of the large Solano Logistics Center warehouse project finished across Cordelia Road from the Gateway80 site last year. Just Desserts last May expanded to a 75,000-square-foot plant built by Buzz Oates Group of Companies on seven acres at 5000 Fulton Dr. Colliers brokered the lease.

VACAVILLE ABSORBS SPACE, GETS BACK MUCH MORE

In Vacaville at the north end of the county, Buzz Oates earlier this year built 2060 Cessna Dr., a 128,758-square-foot warehouse in Vacaville Business Park. Buzz Oates has been building in the park for years and has remaining land. Vacaville-based Automatic Bar Controls, Inc., doing business as Wunder-Bar, moved into 81,225 square feet of the building.

The remaining 47,000 square feet in the building just were leased to Los Angeles-based Acorn Paper Products Company (acorn-paper.com), which had a sales office and distribution center at 118 Dodd Ct. in American Canyon.
