Moving to the Bay Area or leaving? Here’s where people are relocating

SAN JOSE, Calif. (KRON) — Over the last year, the coronavirus pandemic has changed what we call home, and as a result prompted many people to rethink where we want to live. 

For some Bay Area residents, it was time for a change.

“There’s a great reshuffling in American housing, where for the very first time many office workers have become untethered from physical locations and they’ve chosen to relocate to areas that better suits their needs,” says Chris Glynn, Zillow economist.

“The pandemic has re-emphasized the value of home, it’s a place that we have collectively spent all of our time since March of 2020, it’s been the center of our lives, and a place we sought shelter from a very chaotic and uncertain public health situation.” 

Zillow’s 2021 Mover Report shows more than 1 in 10 Americans say they have already moved in the past year, either by choice or by circumstance. 

San Francisco came in 5th as top metro area for net outbound moves, showing most residents have moved to Seattle, WA, Austin, TX, and Portland, OR.

“One of the things we are seeing in the San Francisco numbers is that there are additional people who are choosing to relocate within the Bay Area, moving away from that downtown urban core of San Francisco and further out into the suburbs,” says Glynn.

So where are people coming from or going? Here’s what Zillow says:

A significant number of homeowners say they are more likely to move and sell their home as a result of the pandemic, representing an additional 8 million households that could enter a real estate market already driven by high demand. 

But despite reports of a mass exodus out of the Bay Area, the reality is this – there just aren’t enough people moving in to offset the number of people moving out of the region. 

“I think the mass exodus narrative surrounding San Francisco [Bay Area] is not accurate,” says Glynn.

“It’s not so much that people are fleeing the Bay Area, it’s that there’s not many new people coming into the Bay Area,” Glynn added. 

“And so that’s the biggest difference between a place like San Francisco and Seattle for example.”

Over the past five years, the majority of Silicon Valley’s domestic out-migrants stayed in California. 

According to the 2021 Silicon Valley Index put together by Joint Venture Silicon Valley, 29% remained in the Bay Area, 6% moved to the nearby Monterey area, 6% to the Sacramento area, 8% to San Joaquin Valley, and 14% to Southern California. 

“There’s a difference in the real estate prices between the core, which is the peninsula and the south parts of the Bay, those are some of the most expensive real estate prices, the median home sale price is north of a million dollars,” says Russell Hancock, Joint Venture Silicon Valley CEO. 

“There’s more affordable housing in the East Bay and even beyond that too, if you were to go over the Altamont Pass,” Hancock added. 

“You have really quite affordable real estate, so people are taking advantage of that.”

According to the index, counter-migration is also occurring with more people moving out of Silicon Valley than moving in, resulting in a net outflow of approximately 5,100 people per year. 

In contrast, there are fewer Silicon Valley residents moving to San Francisco than moving in, resulting in a net inflow from San Francisco of approximately 2,500 people per year. 

“I think the high taxes that we have with 13.3% state tax rate right is at the top marginal rate, there’s talk of that going up, and that is just scaring a lot of folks,” says Paul Getty, president and CEO at First Guardian Group in San Jose.

“Particularly some of our older investors that have a lot of equity tied up in California property, they want to cash out now and reinvest, so they can have much greater retirement income.”

Getty tells KRON4 News many Bay Area employees have moved out of the region entirely as work from home has become available and as a result companies have reaped the benefits of doing so.

“Many people now are still getting California paychecks but they’re living in less expensive areas like Boise or Atlanta,” says Getty. 

“They’re moving out of the more expensive areas because they can and employers are actually finding them to be more productive in a lot of cases because they don’t have to commute back and forth on a daily basis.”

This Bay Area county is faced with some of the highest property taxes in the country – KGO

SAN FRANCISCO (KGO) — The pandemic has not slowed the Bay Area’s housing market.

Property taxes went up in 2020, and one county in particular has landed in the top five for the entire United States.

The average in Marin County is more than $13,000, only Rockland County in New York is higher.

San Francisco isn’t in the top five, but saw its average property tax bill go up by 11.1%.

San Jose isn’t far behind with bills jumping by 10.8%.

Dozens camp overnight for chance to buy $1.2 million Bay Area townhouses

The doorbuster deal in question? The chance to buy a newly built townhouse, 18 of which were listed for sale on Saturday morning at a fixed price of $1.2 million, reports NBC Bay Area. The properties were constructed by SummerHill Homes, which has completed more than 70 developments in the last 40 years, according to its website. Nuevo is among its most recent projects, debuting 331 homes as well as 20,000 square feet of retail and restaurant space in Sept. 2019.

“It’s really hard to get a house in Silicon Valley,” real estate agent Nancy Reynolds told NBC Bay Area, adding that she took turns waiting in the line overnight with her clients. “And probably most people in line know which lot they want.” 

Another realtor, Jeremy Naval, said he had been at the development since Wednesday. The general consensus among those vying for one of the townhouses was that it was easier to wait in line for hours than to engage in a bidding war.

“My client just really, really wanted to be the first one, so I promised him. I said, ‘Whatever I have to do to get you the first one, I’ll do it,’” Naval told NBC Bay Area.  

As of Sunday morning, over 240 homes at Nuevo have been sold, encompassing more than 70% of the development.

Despite the COVID-19 pandemic and a recovering economy, California real estate remains a hot commodity. South Bay realtor Joe Velasco put four large Fremont townhomes on the market starting Mar. 22. By Apr. 5, all had sold for over $1 million, after would-be buyers engaged in bidding wars.

Despite the COVID-19 pandemic and a recovering economy, California real estate remains a hot commodity.

South Bay realtor Joe Velasco put four large Fremont townhomes on the market starting March 22. By April 5, all had sold for over $1 million, after would-be buyers engaged in bidding wars.

“I haven’t seen anything as crazy as the surge we have right now, ever. You know I’ve been in the real estate business 21 years,” said Velasco, who works for Compass Realty.

The Bay Area has experienced sharp increases in the cost of housing before. But this time, that assent results in real estate wealth is spreading beyond the region. This as many people choose to leave the Bay.

“We have one-third the inventory that we had last year at this time,” said Peter Diryawush, president of the Central Valley Association of Realtors.

Some experts said the Central Valley is becoming a new “Bay Area” in the making.

Diryawush, who has an office in Modesto, said home prices in the Central Valley have skyrocketed nearly 20% year-to-date, as homebuyers from the Bay flock east.

“They’ve come here and make offers non-contingent,” said Diryawush. “With huge deposits. That’s something the Central Valley’s not used to.”

Added San Jose State University Prof. Kelly Snider, “This is housing for rich people.”

Snider, who was recently awarded an endowment, heads the university’s Real Estate Development Program. She said the upward surge is shuffling the landscape, but there isn’t a population decline state-wide.

The multiple migrations are turning homeowners along the San Francisco Peninsula into East Bay home buyers. And people in the East Bay are moving to the Central Valley.

“So much of this is people wanting space. We’ve seen what I think are permanent changings to how people approach work and life and balance and home and health,” said Heather Hopkins, a Compass Real Estate agent based in the East Bay.

Added Prof. Snider, “It’s just a resorting of people based on where they want to be. And where there’s availability based on consumer choices.”

For many real estate agents, including Joe Velasco, the beat goes on. He has six more townhomes poised to hit the market, and apparently no shortage of buyers.
