<p>The housing market in San Francisco continues to be a standout, where prices are concerned. According to the latest release of the SP/Case-Shiller Home Price Index, house values in San Francisco rose 3.9% from February to March of this year. Prices have risen by a whopping 22% annually, when measured from March 2012 to March 2013. There is a two-month reporting lag with the Case-Shiller index, which is published on the last Tuesday of every month.</p>
<p>The chart below shows the 20 cities that make up the Case-Shiller 20-city composite. As you can see, the San Francisco real estate market experienced the second-largest annual gain in home prices, slightly behind Phoenix, Ariz.</p>

<p>San Francisco had the largest monthly gain of any metro in the 20-city index, and one of the largest monthly returns in the country. According to the Case-Shiller index, San Francisco property prices rose by 3.9% from February to March.</p>
<p>The Bay Area real estate market continues to rise a wave of recovery that has spread across the entire state. In the chart above, you’ll also notice strong annual returns for San Diego and Los Angeles. These returns are indicative of the positive housing trends throughout California.</p>
<p>In San Francisco’s real estate market, as in other metros across the Sunshine State, housing inventories have plummeted. According to Realtor.com’s monthly housing summary, the total number of homes listed for sale in San Francisco has dropped by 31.22% over the last year. This trend is being seen in other California cities as well, and often to a larger degree. Listing inventory is down 52% in Orange County, 46% in Oakland, and 45% in San Jose.</p>
<p>These are unprecedented statistics. Imagine <em>half</em> of a local real estate market disappearing in a single year. It’s no wonder home buyers are having trouble finding properties in these markets. The supply-and-demand picture has shifted considerably over the last couple of years, and it’s sending prices north. In short, more buyers are vying for fewer properties.</p>
<p>The median <em>list</em> price within the San Francisco housing market has climbed by more than 20% over the last year, according to Realtor.com.</p>
<p>According to DataQuick, a San Diego-based company that provides real estate market data, the median <em>sale</em> price in the nine-county Bay Area reached $519,000 in May. That was an increase of 1.8% from the previous month and 29.8% from the same time last year. The median for San Francisco County climbed to $870,000 last month — the highest of any county in the Bay Area.</p>
<p>Within the city proper, the median sale price is a cool million. According to the real estate firm Redfin, sellers within the city are getting 112% of their asking prices, on average. Clearly, it’s a good time to be selling a home within the San Francisco real estate market.</p>
<p>Home sales have slowed over the last year. In May 2012, a total of 8,899 sales were recorded across the Bay Area. Last month, 8,541 sales were recorded, 4% fewer than the same time last year. In San Francisco County, home sales have declined by 14% over the last year. But this is certainly not due to a lack of demand. It’s from a lack of inventory. If every buyer who wanted to buy a home in the Bay Area could actually <em>find</em> one, sales would probably be 20% to 30% higher this year.</p>

<p>Homes keep getting bid up over asking, which keeps pushing up prices. Another week, another real estate report showing that home prices are on a tear, with the Bay Area among the nation’s leaders. This time, it was the SP/Case-Shiller home-price index showing double-digit prices increases.</p>
<p>Here are photos from one of those now-commonplace scenarios: A perfectly nice, but not extraordinary house that went for way over asking. In this case it was a four-bedroom rancher in Walnut Creek’s Larkey Park area. Listed for $615,950, it went for $650,000 — $34,050 or 5.5 percent over asking.</p>
<p>On average, homes in the 9-county San Francisco Bay Area area are selling for 103.6 percent of asking; this time last year, they went for 100 percent of asking, said Lanny Baker, CEO of Emeryville’s ZipRealty.</p>
<p>Realtors around the Bay Area continue to report flocks of buying chasing super-tight inventory. ZipRealty shows that for-sale Bay Area  inventory is down 43 percent from this time last year to only about 6,998 homes. In 22 out of 24 metro areas it tracks nationwide, ZipRealty “saw more new listings as of April 30 compared to April 30, 2012,” it said in a report. “San Francisco and Austin were the only two metros showing slight declines in new listings.”</p>
<p>“Five of the top seven cities in our national report on price appreciation are in California,” Baker said. “We see San Francisco (metro) as the No. 1 city in the country right now for price momentum,”</p>
<p>In the Case-Shiller report, prices for a 20-city composite index were up 10.9 percent in March versus a year earlier. For the SF metro, which Case-Shiller defines as the counties of San Francisco, Marin, San Mateo, Alameda and Contra Costa, the increase was a strong 22.2 percent, second only to Phoenix’s 22.5 percent gain. <p>With more newly-constructed multi-unit buildings coming to completion, rent gains fell behind asking price increases at the national level for the first time since the price recovery began last spring. In January, rents rose 4.1 percent Y-o-Y nationally, slowing down from 4.7 percent in July 2012. 			<content:encoded><![CDATA[<p>Barely a year in, home prices rose over eight percent annually in December, according to a new report from CoreLogic.  While still down double digits from their 2006 peak, prices are suddenly soaring again and raising some serious red flags.  </p>

<p>Analysts at Clear Capital, which runs a four-month moving average price index, note that January&#8217;s numbers show, &#8220;momentum stalls.&#8221;  While they blame this on seasonal slowdowns, they point to Florida as a concern.</p>
<p>&#8220;Florida metros, namely Miami, Orlando, Tampa, and Jacksonville, were all missing from the top 15 performing market list. Since September 2011, at least one of these markets made the list,&#8221; cautions Dr. Alex Villacorta, Director of Research and Analytics at Clear Capital.  &#8220;While this isn&#8217;t confirmation that the recovery is finished in the sunshine state, it&#8217;s certainly something to keep an eye on. These markets led the recovery in late 2011, and share some of the hallmarks for recovering markets overall.&#8221;</p>
<p>Florida&#8217;s housing market has been driven by distressed homes, and investors buying them at a rapid pace.  </p>
<p>Other markets that saw the most distress during the housing crash, like Phoenix, Las Vegas, and much of California, have also seen so much investor demand, that prices are up by double digits from a year ago.  </p>

<p class="textBodyBlack"><span />While fewer Americans are falling behind on their mortgage payments, the huge backlog of already delinquent mortgages is finally making its way through the banking system to foreclosure. </p>
<p class="textBodyBlack"><span />Total foreclosure activity rose in the first half of this year from the previous six months, according to online foreclosure sale site RealtyTrac, driven by a jump in new foreclosure actions by lenders. </p>
<p class="textBodyBlack"><span />“Those foreclosure starts are welcome news for prospective buyers and real estate brokers in many local markets where a shortage of aggressively priced inventory has been holding up sales activity. Markets with increasing foreclosure starts will likely see more distressed inventory for sale in the form of short sales and bank-owned properties in the second half of the year,” said Brandon Moore, CEO of RealtyTrac. </p>
<p class="textBodyBlack"><span />More than half of the 212 metropolitan areas RealtyTrac surveys saw increases in foreclosure starts, and of the top ten foreclosure rates in the nation, five of them were in California. Stockton still holds the dubious distinction of the nation’s highest metro foreclosure rate, at more than three times the national average. Despite their high ranking, however, all of the California metros in the top ten actually saw<em> decreasing</em> foreclosure activity overall. In fact, Atlanta was the only metro area with a top ten foreclosure rate to see increasing foreclosure activity in the first half of this year. </p>
<p class="textBodyBlack"><span /></p>
<p class="textBodyBlack"><span />While many of the previously hard-hit markets are seeing declines in foreclosures, other cities are seeing big gains. Foreclosure activity increased more than 20 percent from second half of 2011 in Tampa (47 percent), Philadelphia (30 percent), Chicago (28 percent), New York (26 percent), and Baltimore (21 percent). </p>
<p class="textBodyBlack"><span />Foreclosure activity dropped the most in Seattle, WA. Other cities where activity dropped more than 10 percent from the second half of 2011 were San Francisco, Detroit, Los Angeles and Boston. </p>
<p class="textBodyBlack"><span />New foreclosures, known as “starts,” rose in more than 60 percent of metro markets. RealtyTrac ranked the best markets for investing, by looking at where sales prices are increasing but foreclosure discounts are still at 15 percent or higher. Durham, NC, Boston, MA, Cleveland, OH and Phoenix, AZ all made the top ten. </p>

<p>If you have no desire or need to sell your home, then falling home prices are just on paper and likely temporary, right? Depends on how you look at it. </p>
<p>Falling home prices put more borrowers in a negative equity position, that is owing more on their mortgage(s) than their homes are worth. We call that &#8220;underwater,&#8221; and for good reason, because for some borrowers that sense of drowning in debt has profound implications. </p>
<p>Today <strong><strong>Zillow.com reported a new high in negative equity</strong></strong>: 28.4 percent of single family homes with a mortgage (remember, 32 percent of all homeowners do not have a mortgage). </p>
<p>That&#8217;s a national average, but the numbers are far worse in some of the nation&#8217;s big metros. Atlanta, for example, has a 55.7 percent negative equity rate. Denver, 41 percent, Chicago nearly 46 percent. This is on top of all the foreclosure hot spots like Phoenix, where close to three quarters of all borrowers are underwater. </p>
