<p>The Bay Area saw home prices climb across the region in 2012, driven by tech growth and a recovering national economy.</p>
<p>Median prices for single-family detached homes were up in all but eight of 107 communities in the Bay Area for the fourth quarter, according to new numbers from the real estate data firm DataQuick.</p>
<p>Prices in Oakland were up 35 percent, while prices in San Francisco rose 21.2 percent.</p>

<p>The median price in the luxury market, however, was $4,440,150, up 7 percent from a year ago, according to Douglas Elliman. The luxury market represents the upper 10 percent of all co-op and condo sales. </p>
<p>&#8220;The year-end jump in sales was a function of proactive tax management by property owners. Although it wasn&#8217;t clear what form the tax hikes related to housing would take, it was assumed that 2013 would be higher than 2012,&#8221; noted Jonathan Miller, CEO of Miller Samuel, which provides the Elliman report data. <p>Prices in Manhattan are still about 6 to 7 percent off their pre-recession highs, but low supply will likely narrow that gap in 2013. Strong demand from foreign, all-cash buyers is also boosting prices, especially in the condo market. Gains, however, may slip in the current quarter, as so much demand was pulled forward.</p>

<p>					What’s the difference between living in Los Altos in Silicon Valley and Delhi in the Central Valley?
</p>
<p> Just $1,583,834.</p>
</p>
<p> That’s the difference in the median prices of homes in the two cities that are just 112 miles apart, according to a new report Wednesday from Coldwell Banker Real Estate LLC, which is listing the media prices it has found in 2,500 markets.</p>
</p>
<p> Several of the nation&#8217;s most expensive real estate markets are in Northern California, it says. Google, Apple, Facebook and Stanford University are all located within 15 minutes of this year&#8217;s most expensive market, Los Altos, where the average listing price of a four-bedroom, two-bathroom home is $1,706,688.</p>
</p>
<p> &#8220;The success of many of our native tech companies has shined a spotlight on Silicon Valley and our real estate market in the San Francisco Bay Area,&#8221; says Rick Turley, president of Coldwell Banker Residential Brokerage in the San Francisco Bay Area. &#8220;Listing prices in our market are a product of ongoing high demand, projected population growth and the low inventory levels of homes in what is one of the most desirable locations to live.&#8221;</p>
</p>
<p> Lowest median in the Central Valley is in Delhi in Stanislaus County where the money that fell off the table in Los Altos might buy a four-bedroom, two-bath home:  $122,854.</p>
</p>
<p> In contrast, the most affordable market this year is Redford, Mich., where a similar home, four-bedrooms, two-bathrooms, is listed at $60,490 &#8212; a listing price difference of more than $1.6 million from Los Altos. In fact, says the report, 28 homes could be purchased in Redford for the price of a similar home in Los Altos.</p>
</p>
<p> Overall, the report found the average listing price of a four-bedroom, two-bathroom home in the U.S. to be $292,152. Affordability remains strong in many markets across the country as 36 percent of the markets analyzed by the report had an average home listing price of less than $200,000 for four-bedroom, two-bathroom homes.</p>
</p>
<p> The five most expensive markets are all in California, with four in the San Francisco Bay Area. Los Altos tops the list, followed by Newport Beach ($1,658,000), Saratoga ($1,582,434), Menlo Park ($1,506,909) and Palo Alto ($1,495,364). But even with these high priced markets, California was not the most expensive state. The average listing price of a four-bedroom, two-bathroom home in California ($431,625) is less than both Hawaii ($742,551) and Massachusetts ($489,063). </p></p>

<p>In San Francisco, the median is $745,000, up 21 percent from September 2011. This California Craftsman in Westwood Park (near City College) is pending sale, and was listed just above the median at $749,000. (Of course, that doesn’t mean it sold for that — the price paid won’t be public until the sale closes.)</p>

			<content:encoded><![CDATA[<p><span>Marin real estate agents stayed busy this summer keeping up with brisk home sales in June and July. An increase in sales in Marin and across the Bay Area drove prices up to 2008 levels, and real estate professionals could not be more optimistic.</p>
<p>“As of Feb. 1, it’s almost as if the buyers collectively heard a starting bell somewhere and took off like a pack of long-distance runners, pens in hand, ready to start writing offers,” said Ted Strodder, real estate broker for Decker Bullock Sotheby’s International Realty in Greenbrae.</p>
<p>According to a recent DataQuick report, Bay Area home and condominium prices hit a four-year high in July at $421,000, up one percent from a year ago at $417,000. In Marin County, the median single-family home price was $820,000, compared to $790,000 in July 2011.</p>
<p>Median sale prices in Marin, Sonoma, Napa, San Francisco, San Mateo, Alameda, Contra Costa, Santa Clara and Solano counties all increased in the past year, with Napa County seeing the biggest price increase at 32.6 percent. In Napa the median price for homes and condominiums rose from $281,000 in July 2011 to $372,000 in July 2012.</span>

<p>		  <span>The most affordable cities in Marin County are Novato, which had a median single-family home price of $572,000 for the month of June, and San Rafael at $680,000 for the same period. Belvedere and Ross median prices were more than $2 million.</p>
<p>The number of home sales in the Bay Area is up as well, with 8,461 homes sold in July ? a 22.9 increase from the same time last year. Of that number, 246 were in Marin County. According to DataQuick, the average figure for Bay Area homes sold in July, based on data recorded since 1988, is 9,371.</p>
<p>“There’s no question that the data is accurate,” Strodder said. “The market has switched in the last six months to a strong seller’s market in most areas and price ranges.”</p>
<p>According to Strodder, some areas in Marin currently have a shortage of houses on the market, with more than half of available properties in escrow. “Considering a ‘neutral’ market favoring neither buyer nor seller is 33 percent of the homes in escrow, it’s fair to say these areas are in a very strong seller’s market,” Strodder said.</p>
<p>With prices continuing to rise, the real estate broker said it’s still a good time to buy.</p>
<p>Even in Marin County, the increase in home prices was not across the board. “Those numbers are accurate for some areas, but a survey like that is a little bit like a national weather report,” said Susan Coleman, an agent for Frank Howard Allen. “Often you can’t discern much information from data if there is not much to report.” In smaller communities with fewer home sales, patterns can be harder to identify.</span>
<p>		  <span>According to Coleman, Sausalito and Fairfax did not experience the same price increases other areas did. “It’s really community by community,” Coleman said. “Some are doing well and others not so well. But by and large, prices are firmly up.”</p>
<p>“It is a great time to be a seller,” Coleman said. “Houses have been selling quicker and for higher prices.” Coleman said that the properties that did well were priced right for their area.</p>
<p>“What we are seeing is increased demand due to lower mortgage prices,” Coleman said. “Buyers are seeing it as the time to make a decision.”</p>

<p>						Bay Area home sales are continuing to rise, with the median sale price the highest it has been in nearly four years, according to a real estate report released Wednesday, Aug. 15.

In the nine-county Bay Area, 8,461 homes were sold last month &#8212; a 22.9 percent increase from the same time last year, according to a report by the real estate information service DataQuick.</p>
<p>
The average figure for July, based on data recorded since 1988, is 9,371 home sales. The median price for a new home or condo was $421,000, which is a 1 percent increase from $417,000 in June and a 12.6 percent jump from July 2011. July&#8217;s median price was the highest recorded since it was $447,000 in August 2008.</p>
<p>
The increase appears to be connected to a higher share of sales in the mid-to-upper price ranges, according to DataQuick. Median sale prices in Santa Clara, San Mateo, San Francisco, Alameda, Contra Costa, Solano, Marin, Napa and Sonoma counties all increased in the past year, with Napa County seeing the biggest price increase at a 32.6 percent jump. Median prices in that county were at $281,000 in July 2011 and reached $372,500 this July, according to DataQuick.</p>
<p>
The highest home prices in the region this summer are in San Francisco with $714,000 listed as the median cost, while the lowest can be found in Solano County at $188,000.</p>

<p>Home prices in the San Francisco Bay<br />
area rose in April for the first annual gain in 19 months as<br />
buyers acquired costlier properties, according to <a href="http://www.dqnews.com" title="Open Web Site" rel="external">DataQuick</a>. </p>
<p>The median paid for houses and condominiums was $390,000 in<br />
the nine-county region, up 8.3 percent from $360,000 in April<br />
2011 and 8.9 percent from $358,000 in March, the San Diego-based<br />
data firm said in a statement. The year-over-year advance was<br />
the first since September 2010. </p>
<p>The smallest share of foreclosure deals in four years and a<br />
shift in sales toward move-up markets helped to boost values,<br />
DataQuick President <a href="http://topics.bloomberg.com/john-walsh/">John Walsh</a> said in the statement. Buyers are<br />
seeking to take advantage of decreased prices and record-low<br />
<a href="http://topics.bloomberg.com/mortgage-rates/">mortgage rates</a>, according to the company. </p>
<p>“It appears the market is taking a step in the direction<br />
of normalization, but only a step,” Walsh said. “The mortgage<br />
market is critical, as is market mix and the receding importance<br />
of foreclosure resales.” </p>
<p>A total of 7,675 homes sold last month, little changed from<br />
March and up 13 percent from a year earlier. The tally, the<br />
highest for April in six years, was still well below the monthly<br />
average of 9,088 sales going back to 1988, DataQuick said. </p>
<p>Foreclosures accounted for 22 percent of sales, down from<br />
28 percent a year earlier and the lowest since January 2008.<br />
Homes priced at $500,000 or more made up 38 percent of all<br />
sales, up from a 36 percent share in April 2011, DataQuick said.<br />
Jumbo loans above the old conforming limit of $417,000 were used<br />
in almost 36 percent of deals, up from 32 percent. </p>
<p>Median prices rose 6.9 percent from a year earlier to<br />
$700,000 in <a href="http://topics.bloomberg.com/san-francisco/">San Francisco</a>, and 9.3 percent to $513,500 in Santa<br />
Clara County. The biggest price gain was in Contra Costa County,<br />
up 12 percent to $288,750, according to DataQuick. </p>
