<p>For homebuyers looking for a great public school district, the East Bay is the top area to buy a home in the Bay Area. Emeryville-based ZipRealty, an online brokerage, compiled a list of the top selling cities in the Bay Area with the highest ranking public schools — eight were in the East Bay.</p>
<p><strong>Click on the slideshow to see the top 10 . </strong></p>
<p>“Home values and school scores are always going to be linked,” said ZipRealty President and CEO Lanny Baker. “In order to give our users the most complete picture of a home’s value, we provide a School Score, which is calculated based on test-score data as well as student/teacher ratios, for every home listing on ZipRealty.com.”</p>
<p>The scores range from zero to 10 with 10 being the highest.</p>
<p>The No. 1 city with the highest school score is Piedmont, a small rich enclave completely surrounded by Oakland where the schools scored a 9.5 and the median price dropped 27 percent to $1.2 million in August of 2013 from $1.53 during the same month last year.</p>
<p>The only non-East Bay cities on the list were Palo Alto and Benicia.</p>
<p>Overall, median home prices in the Bay Area rose 36 percent during the past year to $585,000.</p>
<p>Nationwide, the Bay Area real estate market ranked second after Sacramento for having the best public schools. The Bay Area is followed by Las Vegas, Los Angeles and Orlando.</p>

			<content:encoded><![CDATA[<p>Bay Area home sales continued lurching toward normalcy in August, as the median price rose compared with a year ago while sales volume was flat, according to a real estate report released Friday.</p>
<p>The median price of $540,000 paid across the nine-county region was up 31.7 percent from a year earlier, said DataQuick of San Diego. Meanwhile, the 8,616 new and resale homes and condos that changed hands in August were 0.6 percent shy of the number sold in August 2012. </p>
<p>&#8220;No matter which price gauge or index you look at, prices are up a lot &#8211; much more than people had expected,&#8221; said Andrew LePage, a DataQuick analyst. &#8220;The median has been up around 30 percent (compared with the previous year) for the past five months, but I don&#8217;t expect that this rate of increase will continue much longer.&#8221;</p>
<p>Several trends should soon slow the growth, including rising mortgage interest rates, more homes for sale, fewer cash-paying investors, and dwindling of bargain distress sales. </p>
<h3 class="subhead">More homes to see</h3>
<p>Real estate agents said that rising inventory is quite apparent.</p>
<p>&#8220;I&#8217;m definitely starting to see more houses for sale,&#8221; said Corey Weinstein, an agent with Red Oak Realty in the East Bay. &#8220;The brokers&#8217; tour list for this week was bigger. The Sunday open house guide was a lot longer. There&#8217;s an optimism among buyers that there is a lot more out there to see.&#8221;</p>
<p>One result is that bidding wars, while still a factor, now involve just a handful of potential buyers, rather than a dozen. </p>
<p>Increasingly more homeowners are finding out that the math works out for them to sell now.</p>
<p>Graham Humphreys and Anissa Burnley are listing their three-plus bedroom Cape Cod-style home near Oakland&#8217;s Glen Echo Creek, close to lower Piedmont Avenue and Adams Point. </p>
<p>&#8220;We bought the house in 2005 at the peak of the market,&#8221; Humphreys said. &#8220;It&#8217;s a beautiful house that we absolutely loved, but in the interim, like a lot of people, we had our time of being underwater, our time when we might have wanted to move but couldn&#8217;t sell.&#8221;</p>
<h3 class="subhead">Better for buyers</h3>
<p>Now as they seek more space for a growing family, they&#8217;re able to put it on the market, asking $679,000, a bit more than the $644,000 they paid. </p>
<p>&#8220;In the space of a couple of years, it&#8217;s gone from a relatively dire situation for many of us to an opportunity for both the sellers and buyers,&#8221; Humphreys said. &#8220;Everything has changed.&#8221;</p>
<p> For home buyers who&#8217;ve faced frustrating bidding wars and dearth of inventory, the increase in for-sale listings is welcome news.</p>
<p>&#8220;Home shopping should be much more enjoyable this fall than it was earlier in the year,&#8221; LePage said. &#8220;People will still bemoan the increase in prices, but there will be more homes to choose from. The typical home buyer won&#8217;t feel as rushed.&#8221;</p>
<p>Around the Bay Area some of the biggest price increases were in lower-cost counties. Solano County saw the median jump 46.1 percent, albeit starting from a low base. It is now $277.500. Contra Costa&#8217;s median was up 40.9 percent to $420,250.</p>
<p>The rising prices helped fuel another trend: Condo sales hit an eight-year high for the month of August with 1,960 changing hands at a median price of $445,000.</p>
<p>Lower-priced condos are typically a way that first-time buyers get a foothold in the market when they&#8217;re priced out of single-family homes in their desired area. </p>
<p>As is normal in the late summer, both price and sales dipped in August compared with the previous month. The median was 3.9 percent short of July&#8217;s $562,000 median, and sales were down 7.7 percent from July.</p>
<h3 class="subhead">Home values increase</h3>
<p>About three-quarters of the median&#8217;s rise stemmed from an actual increase in home values, with the remainder being due to a changing market mix. </p>
<p>Distress sales were less than half the level of a year ago. Foreclosure resales accounted for 4.6 percent of August resales (the same as in July) versus 14.5 percent a year earlier. That 4.6 percent is the lowest share since August 2007, just before the credit crunch hit. </p>
<p>Short sales, or homes sold for less than is owed on the mortgage, were 10 percent of resales, down from 23.3 percent in August 2012. </p>

<p>After soaring to the sky like Icarus, the San Francisco median price for sold homes has finally fallen. Not as dramatically as Icarus fell, mind you– more like a gentle downward current pushing that price point from $915K (for both condos and single-family homes) in May of this year, down to $870K in June and then slightly up from there to $879K in July, staying fairly flat into August.</p>
<p>Meanwhile, a perusal of the MLS for San Francisco homes listed within close range of the current median of $879K reveals a market still rather over-heated. For instance, <a title="226 Ashbury" href="http://www.redfin.com/CA/San-Francisco/224-226-Ashbury-St-94117/home/1060566" target="_blank">this unit on Ashbury</a> is 2 beds, 2 baths, 1,300 square feet, listing at $899K. It is a recent conversion to a condo, and includes a shared yard, 1-car parking and extra storage. Still, that’s almost $700 per square foot.</p>

<p>As <a title="Paragon RE" href="http://www.paragon-re.com/San_Francisco_Home_Prices_at_a_Plateau" target="_blank">Paragon Real Estate Group</a> explains:</p>
<blockquote><p>Monthly median prices are often subject to fluctuation without great meaningfulness, but after the big, definitive jump early in the year, the median sales price has been within a 4-5% spread for five months, including a drop from an April-May spike. The idea of a plateau contradicts <a title="Case Schiller SF" href="http://www.spindices.com/indices/real-estate/sp-case-shiller-ca-san-francisco-home-price-index" target="_blank">the recent Case-Shiller Index reports </a>of continuing increases, but</p>
<p>1) the C-S Index is about 3-5 months behind current realities</p>
<p>2) San Francisco is only a tiny part of the 5-county SF Metro Area Index</p>
<p>3) The city itself has strongly outperformed C-S Index since the turnaround began – having appreciated so much faster than other places, we may be due a flattening of appreciation before other areas. And, of course, this also may be true for different SF neighborhoods which began their rebounds at different times and have accelerated at different speeds – some may be plateauing while others are still appreciating.</p>

<p>Other factors to consider in this slight cooling of what’s been a red-hot market: seasonality, higher-interest rates, and buyer burn-out due to low inventory, or buyers becoming more willing to push back against high prices. “We <em>may have</em> reached a plateau or bumped into a ceiling of what buyers are willing to pay, thus transitioning into a somewhat different market from spring’s overheated frenzy,” hypothesizes <a title="Paragon" href="http://www.paragon-re.com/San_Francisco_Home_Prices_at_a_Plateau" target="_blank">Paragon</a>. But of course, time will tell.</p>

			<content:encoded><![CDATA[<p>With more Bay Area residents choosing to sell their homes, real estate sales in July hit their highest monthly volume in almost seven years, while the median price continued its surge, according to a real estate report released Thursday.</p>
<p>A total of 9,339 new and resale houses and condos changed hands in the nine-county Bay Area in July &#8211; up 13.3 percent from July 2012, said DataQuick, a San Diego real estate research firm. The median paid was $562,000, a 33.5 percent increase from the same time last year.</p>
<p>Pent-up buyer demand, an improving regional economy and low interest rates have propelled home prices upward for many months. But a dearth of homes for sale meant the number being sold fell on a year-over-year basis every month since January. That trajectory reversed course in July.</p>
<p>&#8220;It was a really strong month,&#8221; said Andrew LePage, a DataQuick analyst.</p>
<p>Rising inventory shows the real estate market regaining equilibrium.</p>
<p>&#8220;Sellers want to jump on the train by putting their properties on the market, which levels supply and demand,&#8221; said Tanja Beck, an agent with Zephyr Real Estate in San Francisco.</p>
<h3 class="subhead">Fewer bids</h3>
<p>More inventory, as well as rising interest rates, should soon rein in the sharp price increases. Although bidding wars still occur, many agents say multiple offers now are measured in smaller numbers &#8211; perhaps three bids instead of a dozen.</p>
<p>While San Francisco is the nation&#8217;s most competitive market, with 80.5 percent of successful home buyers facing other bids, multiple offers in the city dropped nearly 10 percent from June to July, according to a report from real estate firm Redfin.</p>
<p>Nationwide, fewer bidding wars &#8220;points toward the strong sellers&#8217; market beginning to shift toward more balance, giving frustrated home buyers a bit of relief,&#8221; Redfin said.</p>
<p>Distress sales are down sharply, another sign of a return to normal. Foreclosure resales were under 5 percent of the total &#8211; their lowest level since August 2007, before the credit crunch hit. In February 2009, foreclosure resales were 52 percent of the market, DataQuick said. Their historic monthly average in the Bay Area is about 10 percent of sales.</p>
<p>Short sales &#8211; properties sold for less than is owed on the mortgage &#8211; were 10 percent of July resales, down from 23.7 percent a year earlier.</p>
<p>Fewer distress sales also mean that people who sell their homes are likely to turn around and buy another property, creating a positive upward spiral.</p>
<p>&#8220;There was a time when more than half the sales were the lender pocketing money (in a foreclosure resale) so they just ended there,&#8221; LePage said. &#8220;Now a greater and greater percentage are traditional sellers, who will move up and buy from someone who themselves will move up.&#8221;</p>
<h3 class="subhead">Upward mobility</h3>
<p>Jessica and Josh Rowe exemplify that move-up buyer. The couple, along with their toddler and two French bulldogs, wants to move from San Francisco to the South Bay to live closer to their jobs. They listed their condo in Haight-Ashbury, a three-bedroom remodeled Victorian, at $949,000. It&#8217;s likely to go for well above asking price.</p>
<p>&#8220;To go from being sellers to being buyers, your confidence gets crazy-hacked,&#8221; said Jessica Rowe. &#8220;As a seller, you&#8217;re on top of the world, you make all this money &#8211; but as a buyer you can&#8217;t afford to get (something comparable) to what you just sold.&#8221;</p>
<p>The Haight condo itself illustrates the market turnaround. When the Rowes bought it three years ago &#8211; near the market&#8217;s bottom &#8211; the previous owners were on the brink of foreclosure. After unsuccessfully listing it at $799,000 for a month, they slashed the price to $755,000, which is what the Rowes paid.</p>
<p>The Bay Area&#8217;s median price is now 15.5 percent off the $665,000 peak it reached in summer 2007, LePage said. During the downturn, its nadir was $290,000 in March 2009.</p>
<p>The median represents the middle value of homes sold, meaning half sold for more and half for less. DataQuick said about three-quarters of the median&#8217;s increase stems from rising home values, the remainder from a shift in market mix.</p>
<p>More high-end homes and fewer inexpensive ones sold in July. Just over half (51 percent) of sales had mortgages above the old jumbo limit of $417,000, compared with 38.6 percent a year earlier and the low point of 17.1 percent in January 2009.</p>
<p>Federal Housing Administration loans, mostly used by first-time buyers, were 10.6 percent of purchase mortgages in July, down from 16 percent a year earlier. First-time home buyers consistently report getting squeezed out by investors and others paying all cash.</p>
<p>All-cash sales continued to be a strong force, accounting for 24 percent of July purchases, DataQuick said. In February, they peaked at 32.3 percent of sales.</p>
<p>Absentee buyers, who are mainly investors, snapped up 20.9 percent of Bay Area homes in July. Their market share also peaked in February, at 28.7 percent.</p>

<p>SAN FRANCISCO (CBS SF) – If you’re planning on purchasing a home in the Bay Area soon, you may be up against steep competition.</p>
<p>According to San Diego-based company DataQuick, house and condo sales throughout the Bay Area in July were the highest since 2005.</p>
<p>A total of 9,339 sales were finalized, up 13.3 percent from July 2012, when 8,241 homes were sold, according to DataQuick.</p>
<p>The sales were at its highest since 12,538 homes sold in July 2005, the data company stated.</p>
<p>The spike in sales was most evident in Santa Clara County, where 2,244 homes were sold, 26.1 percent more than the 1,779 from July last year.</p>
<p>In San Francisco, 718 homes sold last month, up 31.3 percent from last July’s 547 sales.</p>
<p>Solano County was the only Bay Area county that recorded fewer sales this July from last, totaling a 0.8 percent decrease, from 610 last year to 605 last month.</p>
<p>With the rise in sales, the median price of homes in the Bay Area has also increased, reaching its highest price in more than five and a half years.</p>
<p>In July, the median price was $562,000, the highest since December 2007 when homes were averaging a price tag of roughly $587,500, according to DataQuick.</p>
<p>Twelve months ago, the median price of homes in the nine-county region was 33.5 percent less, averaging roughly $421,000 per sale.</p>
<p>All counties throughout the Bay Area recorded an increase in median sale prices, but none more than in Contra Costa County, which had its median sale price rise nearly 43 percent from $308,000 to $440,000, according to DataQuick.</p>

<p> Mortgage shopping? </p>
<p>If Zillow’s Home Value Index (ZHVI) is any indication, the Santa Rosa real estate market is undergoing a major transformation right now. The ZHVI for Santa Rosa increased by 24.6% over the last year or so.</p>
<p>Granted, the ZHVI is <a href="http://www.zillow.com/wikipages/Zillow-Home-Value-Index-Compared-to-Case-Shiller/" target="_blank">not an exact science</a>. But it does give us some insight into which way the market is moving. And the Santa Rosa housing market is clearly headed north, where home prices are concerned. The same could be said for the entire San Francisco Bay Area.</p>
<p>The median sale price is arguably a better indicator, because it’s based on actual sales prices. Here again, the trend is undeniable. According to Zillow, the median price paid for homes in Santa Rosa has risen by more than 27% in the last year or so. The median <em>list</em> price climbed by 21.7% during the same period.</p>
<p>Data from Trulia, another real estate information website, confirms this trend. Trulia’s numbers show a 28% increase in Santa Rosa’s median sale price over the last year, closely matching Zillow’s figures.</p>
<p>These are tremendous gains, and they mirror the broader trends we are seeing across the San Francisco Bay Area housing market. All across the nine-county Bay Area, home prices are surging in response to inventory shortage and growing demand. It’s good news for homeowners. But it presents certain challenges for home buyers.</p>
<h2>Bay Area Housing Market En Fuego</h2>
<p>The entire Bay Area real estate market is on fire right now – for better or worse. Consider the evidence. According to DataQuick, a San Diego-based company that tracks housing trends in key cities across the country, the region’s median sale price rose at its fastest pace ever in June 2013.</p>
<p>The largest gain occurred in Alameda County, where the median rose by a whopping 44% over the last year. Sonoma County’s median sale price rose by 29.8% during the same 12-month period.</p>
<p>Granted, home prices in the Santa Rosa real estate market (and elsewhere across the Bay Area) are still well below their pre-crisis peaks. This is partly why we are seeing such big gains right now.</p>
<p>According to DataQuick president John Walsh: “It’s easier for a market to regain lost ground than to push into new territory. We’re still bouncing off the bottom.”</p>
<h2>Santa Rosa Real Estate Trends Good for Sellers</h2>
<p>This is all good news for Santa Rosa area homeowners, particularly those who lost a significant amount of equity during the housing downturn. While home prices are still well below their pre-crisis peaks, they are gaining ground quickly.</p>
<p>This could be a game changer for homeowners who were unable to sell or refinance their homes in the past, due to their negative or low-equity situations. Property values in the area will likely continue to rise for some time, further empowering homeowners by restoring lost equity.</p>
<p>But the news is not so good for home <em>buyers</em>. The real estate market in Santa Rosa, California has become increasingly competitive. Housing demand has increased on the heels of economic improvement, but inventory levels have fallen over the last year. This means there are more buyers competing for fewer properties. This is what we’re seeing across the entire Bay Area housing market right now.</p>
<p>“There’s a slew of buyers, and there’s nothing for them out there,” said Santa Rosa real estate agent Mike Kelly, when <a href="http://www.pressdemocrat.com/article/20130613/business/130619838" target="_blank">speaking to</a> the <em>Press Democrat</em> recently.</p>
<p>At the same time, rising prices will create affordability issues for many would-be buyers.</p>
<p>The Santa Rosa housing market is emblematic of what is happening across the entire San Francisco Bay Area. Declining inventories, along with the release of pent-up demand, are driving prices north with surprising speed. It’s not a question of <em>if</em> home prices will continue rising through the end of 2013. The question is, by how much.</p>

The CAR report states that as prices continued to increase statewide in June with double-digit gains over June 2012, the number of units sold was down 3.8 percent from May, and down 3.7 percent from June 2012.  The statewide median price of an existing, single-family detached home rose 2.7 percent from May’s revised median price of $417,350 to $428,510 in June.  June’s price was up from 33.5 percent over June 2012.  “The June decline in home sales was attributed partially to the hike in interest rates in recent months.  The average 30-year fixed rate had been stabilizing at around 3.5 percent since the beginning of the year, until it jumped more than 50 basis points in June to reach above the 4 percent mark for the first time in more than a year and a half,” said C.A.R. The median sold price in June was $712,030, while in May it was $719,610 and in June 2012 it was $577,640.   San Mateo County showed a 5.4 percent increase over May prices, and San Francisco County showed a 9.7 percent decrease.  The month-to-month median price change from April to May 2013 was 5 percent. <p>SAN FRANCISCO (CBS/AP) – The real estate tracking firm DataQuick said Thursday that the median price for homes in the nine-county San Francisco Bay area reached $555,000 in June, an increase of 6.9 percent over the previous month.</p>
<p>The real estate data firm is reporting the median year-over-year price paid for a Bay Area home rose at its fastest pace on record in June.</p>
<p>DataQuick said Thursday that the rise was the result of disappearing distress sales, an improving economy and mortgage rates remaining low.</p>

<p>However, the number of homes sold dropped 7.5 percent to 7,897 in June. DataQuick attributes the decrease to the number of homes for sale falling short of demand and an easing of purchases by cash and investor buyers.</p>
<p>The real estate information service says last month’s sales were 20.9 percent below the June average of 9,993 sales.</p>

<p>Home prices in the Bay Area are through the roof according to a new study by Data Quick.</p>
<p>Back in 2009, during the depths of the recession, the median price of a home was $290,000. Now that figure is $555,000; six percent higher than last month and 33 percent higher than one year ago.</p>
<p>Data Quick Analyst Andrew LePage said it’s a matter of supply and demand. We’ve seen sales fall on a year-over-year basis for the last five months in a row.</p>
<p>Richard Green with the Lusk Center for Real Estate at the University of Southern California said much of it is the shortage of homes for sale.</p>
<p>“Inventories are very small,” he said adding that there are many more all cash transactions than ever, which drives up the market for higher-end homes and drives up sale prices.</p>
<p>Speculators have said that things could ease with fewer homes underwater, prompting sales and increasing supply. In addition, developers are also starting to build new homes again.</p>

<p>A spot in the city’s trendy South Beach neighborhood sold last week for $82,000, the San Francisco Chronicle reported on Thursday ( ).</p>
<p>The 8- by 12-foot parking space is in an enclosed garage in a condominium building near the San Francisco Giants’ ballpark. A Porsche SUV was parked in it on Thursday. The Chronicle said the unidentified buyer did not respond to interview requests.</p>
<p>While it may seem like a lot of money, real estate agents said parking could be a good investment in densely packed San Francisco, where vehicle spaces go for a premium. They can add as much as $100,000 to the purchase price of a property or be rented out at rates of $400 to $450 a month _ the going rate in South Beach.</p>
<p>&#8220;We had a very good response right out of the gate,&#8221; said Sean Sullivan with Climb Real Estate, which sold the spot. &#8220;It was only in the market two weeks.&#8221;</p>
<p>Sullivan said he sold a parking spot in the same building at the height of the last real estate boom for $95,000.</p>
<p>Overall, the city has seen real estate prices climb. Home prices in San Francisco grew by 22.2 percent in March compared with a year ago, second only to Phoenix among U.S. cities, according to The Standard  Poor’s/Case-Shiller home price index released in May.</p>
<p>Home prices in the wider, nine-county San Francisco Bay area posted a 12th straight month of double-digit price increases last month, according to research firm DataQuick. DataQuick said Thursday that the median price for new and existing houses and condominiums reached $519,000 in May, up 30 percent from the same period last year.</p>
<p>Condos in the South Beach area are going for $1,000 a square foot, the Chronicle reported. At 96 square feet, the parking space was a relative bargain at $854 per square foot.</p>
<p>Sullivan said the building where the parking spot was sold was built before the city restricted spaces to one per unit. It is one of the few buildings that allows nonresidents to own a spot.</p>
<p>The owner has a deed and must pay property taxes and homeowner association dues.</p>
<p>The sale was all cash.</p>

<p>The Bay Area housing market is on fire — and we’re about to get burned.</p>
<p>The median home price in the Bay Area ballooned by 43 percent during the past year to $620,000 in June, up from $435,000 a year ago, according to ZipRealty, the Emeryville-based online brokerage.</p>
<p>The Bay Area leads the nation in year-over-year growth, followed by Sacramento with 41 percent, Los Angeles with 31 percent, Las Vegas with 30 percent and San Diego with 25 percent.</p>
<p>Meanwhile, the number of homes on the market in the Bay Area has dropped by 32 percent to 7,961 from 11,662 a year ago.</p>
<p>The fire burns brighter in particular parts of the Bay Area <a href="http://www.bizjournals.com/sanfrancisco/blog/real-estate/2013/05/median-home-price-hits-1-million-in.html?iana=ind_rre" target="_blank">(like San Francisco, where the median price hit $1 million in April)</a>.</p>
<p>Still, that type of growth is phenomenal — and likely unsustainable. So, how long before prices level off?</p>
<p>The drop in inventory indicates that we’re in a supply constrained market, which could entice more sellers to put their homes on the market.</p>
<p>&#8220;After months of runaway prices and a near-desperate inventory situation, the Bay Area housing market is starting to replenish itself,&#8221; said ZipRealty CEO and President Lanny Baker. &#8220;Home owners across the region now see increased values, tight bid/offer spreads and lightning fast sales, and they’re reacting by putting more homes, and particularly more attractive homes, on the market once again. It’s a welcomed break in the trend even if it ultimately means prices start to cool off a bit too.”</p>
<p>But, what do rising home prices really mean?</p>
<p>I asked economist Christopher Thornberg of <a href="http://www.bizjournals.com/profiles/company/us/ca/san_rafael/beacon_economics/730740" class="ct saveLink">Beacon Economics</a>, who is best known for rightly predicting the 2008 mortgage crisis (even though no one agreed with him).</p>
