			<content:encoded><![CDATA[<p><span>Marin real estate agents stayed busy this summer keeping up with brisk home sales in June and July. An increase in sales in Marin and across the Bay Area drove prices up to 2008 levels, and real estate professionals could not be more optimistic.</p>
<p>“As of Feb. 1, it’s almost as if the buyers collectively heard a starting bell somewhere and took off like a pack of long-distance runners, pens in hand, ready to start writing offers,” said Ted Strodder, real estate broker for Decker Bullock Sotheby’s International Realty in Greenbrae.</p>
<p>According to a recent DataQuick report, Bay Area home and condominium prices hit a four-year high in July at $421,000, up one percent from a year ago at $417,000. In Marin County, the median single-family home price was $820,000, compared to $790,000 in July 2011.</p>
<p>Median sale prices in Marin, Sonoma, Napa, San Francisco, San Mateo, Alameda, Contra Costa, Santa Clara and Solano counties all increased in the past year, with Napa County seeing the biggest price increase at 32.6 percent. In Napa the median price for homes and condominiums rose from $281,000 in July 2011 to $372,000 in July 2012.</span>
</p>
<p>		  <span>The most affordable cities in Marin County are Novato, which had a median single-family home price of $572,000 for the month of June, and San Rafael at $680,000 for the same period. Belvedere and Ross median prices were more than $2 million.</p>
<p>The number of home sales in the Bay Area is up as well, with 8,461 homes sold in July ? a 22.9 increase from the same time last year. Of that number, 246 were in Marin County. According to DataQuick, the average figure for Bay Area homes sold in July, based on data recorded since 1988, is 9,371.</p>
<p>“There’s no question that the data is accurate,” Strodder said. “The market has switched in the last six months to a strong seller’s market in most areas and price ranges.”</p>
<p>According to Strodder, some areas in Marin currently have a shortage of houses on the market, with more than half of available properties in escrow. “Considering a ‘neutral’ market favoring neither buyer nor seller is 33 percent of the homes in escrow, it’s fair to say these areas are in a very strong seller’s market,” Strodder said.</p>
<p>With prices continuing to rise, the real estate broker said it’s still a good time to buy.</p>
<p>Even in Marin County, the increase in home prices was not across the board. “Those numbers are accurate for some areas, but a survey like that is a little bit like a national weather report,” said Susan Coleman, an agent for Frank Howard Allen. “Often you can’t discern much information from data if there is not much to report.” In smaller communities with fewer home sales, patterns can be harder to identify.</span>
<p>		  <span>According to Coleman, Sausalito and Fairfax did not experience the same price increases other areas did. “It’s really community by community,” Coleman said. “Some are doing well and others not so well. But by and large, prices are firmly up.”</p>
<p>“It is a great time to be a seller,” Coleman said. “Houses have been selling quicker and for higher prices.” Coleman said that the properties that did well were priced right for their area.</p>
<p>“What we are seeing is increased demand due to lower mortgage prices,” Coleman said. “Buyers are seeing it as the time to make a decision.”</p>

			<content:encoded><![CDATA[<p>A Northern California mega-mansion that’s been on and off the market for more than 10 years is up for sale again. The asking price for the 35,000-square-foot, 30-room home: $29 million.</p>
<p>Sam Bamieh, founder and former chairman of San Mateo, Calif.-based American Intertrade Group Inc., owns the <a href="http://40verbaleelane.com/">Tobin Clark Estate</a>. He is a prominent donor to Republican politicians. Bamieh’s company specializes in real estate development and financial consulting.</p>
<p>The property is in Hillsborough, Calif., a San Francisco Bay Area suburb that’s one of the wealthiest communities in the country.</p>
<p>In 2002, the estate made <i>Forbes</i> magazine’s list of the most expensive homes in the United States. The <i>Wall Street Journal</i> featured the estate as its “House of the Day” on Oct. 1, 2009. According to Zillow.com, the house was supposed to be torn down to make way for six homes. Bamieh bought the estate at a foreclosure sale for $3.2 million, the <i>Journal</i> reported.</p>

An <a href="http://www.prweb.com/releases/TobinClarkEstate/HillsboroughCA/prweb9064764.htm">announcement</a> of the Cotsword Tudor mansion being put on the market called it “the jewel in the crown of San Francisco estates.”</p>
<p>In August 2009, Bamieh put the house up for sale – without hiring a real estate agent – at a list price of nearly $28.9 million. Owner financing was available to “qualified buyers.”</p>
<p>The Bamieh family spent more than $19 million to restore the Tobin Clark Estate, which sites on 6 acres and is secured by classic wrought-iron gates. Sam Bamieh bought the mansion, also known as House on Hill, in 1992. Bamieh initially put the estate on the market in 1999 for $45 million, according to the <i>San Francisco Chronicle</i>. </p>

			<content:encoded><![CDATA[<p>It&#8217;s one thing to enjoy the view from the 28th floor condo in the St. Regis above the arts district of downtown San Francisco. It&#8217;s another to actually take it all in while standing outside.</p>
<p>&#8220;It&#8217;s pretty surreal,&#8221; Gregg Lynn of Sotheby&#8217;s International Realty said about the terrace area. </p>
<p>Located at 188 Minna St. in Unit 28 D, the two-bedroom property boasts a unique opportunity to catch a bit of fresh air while surveying the city&#8217;s expansive skyline. </p>
<p>&#8220;It&#8217;s one of the largest two-bedrooms in the St. Regis,&#8221; Lynn said. &#8220;And it is the only one with an outdoor terrace. Having this in a luxury building is extremely rare.&#8221;</p>
<p>In addition, Lynn noted, the breathtaking views can be enjoyed from inside the living and dining areas via the floor-to-ceiling glass walls that offer vistas from the south and west. Take in parts of the Bay Area, Twin Peaks and the Yerba Buena Gardens. </p>
<p>&#8220;Beautiful view by day and night,&#8221; Lynn said. &#8220;It is probably the widest, most panoramic view available of any of the condos at the St. Regis.&#8221;</p>
<p>Lynn said having a terrace in a luxury space has its advantages.</p>
<p>&#8220;It is so rare out of all of the condos: St. Regis, Millennium Towers or the Four Seasons,&#8221; he said. &#8220;This is the only one with a floor plan that has an outdoor space. You can get fresh air immediately from the outside, which makes for a comfortable experience.&#8221;</p>
<p>The comfort flows throughout the 1,792-square-foot home with spacious living and dining rooms that include walls of glass with a Florida ceiling. </p>
<p>The luxury apartment also features a study-library with custom-made bookcases and a sliding ladder. </p>
<p>&#8220;That is one of the main reasons why people fall in love with this apartment,&#8221; Lynn said. &#8220;Large size, terrace and the Florida ceiling &#8230; definitely on the luxury side.&#8221;</p>
<p>Lynn said the chef-style kitchen &#8211; which highlights European Poggenpohl cabinetry, Kashmir gold-polished granite countertops and luxury appliances by Sub-Zero and Miele &#8211; will give residents the proper tools to prepare for any top-rated gathering.</p>
<p>&#8220;It&#8217;s very different than what you would see at a luxury space,&#8221; he said. </p>
<p>The master suite includes window benches, dual closets and a frameless glass shower. </p>
<p>Residents enjoy hotel-like amenities such as a bulter, doorman and access to room service and housekeeping. Condominium owners also have access to the St. Regis Hotel San Francisco&#8217;s Reméde Spa, fitness center and indoor lap pool. In addition, residents can dine at the award-winning Ame Restaurant or the private Vitrine Restaurant or enjoy spirits in the hotel lobby. </p>
</p>
<p>Lynn said residents will not have a hard time looking for activities.</p>
<p>&#8220;You&#8217;re conveniently located downtown. There are a lot of shops at Union Square, and you&#8217;re in walking distance of many restaurants,&#8221; he said. </p>
<p>&#8220;You are also in the center of all of the museums, the San Francisco Museum of Modern Art, the Contemporary Jewish Museum and the new Museum of the African Diaspora.&#8221; </p>
<p>Lynn said the luxury property, priced at $2.8 million, lends itself well to rent out to business associates or family and friends. But there are many more reasons why one would want to keep it private. </p>
</p>
<p>&#8220;This could be for people who want to live in the city and have a full-service, live-in hotel environment,&#8221; Lynn said. &#8220;They have a great location if they work in the financial area. This is for people that are affluent who want to live in the best service environment.&#8221;</p>
<p>Lynn also said the property could fit perfectly into a fast-paced jet-setter lifestyle.</p>
<p>&#8220;It could also be a great fit for people who have homes in other places but would like to have a home in the city,&#8221; he said. &#8220;They want a very convenient place where everything is taken care of &#8211; a place they can be for a couple of hours or days (and) then can go; a full-service staff that takes care of them while they are there and takes care of the property after they leave.&#8221;</p>

			<content:encoded><![CDATA[<p>San Francisco Assessor-Recorder Phil Ting announced on Thursday that our city has the strongest real estate market in the state, with a growth of nearly $2 billion in the past year. </p>
<p>“We’re very, very fortunate in San Francisco,” <a href="http://sfappeal.com/news/2011/07/assessor-recorder-sf-has-the-strongest-real-estate-market-in-the-state.php" target="_hplink">Ting told SFAppeal</a>. He also predicted that the growth will only continue here in SF in the coming years. </p>
<p><strong>(SCROLL DOWN FOR PHOTOS)</strong></p>
<p>This may be news for Bay Area buyers and sellers, but real estate agents aren’t surprised.</p>
<p>“This city is a gold mine for real estate,” Rick Teed, cofounder of real estate and development company Teed Haze, told HuffPost. “If you have a house with no view, but it’s redone and in a neighborhood like Pacific Heights, it’s going to be north of $1000-per-square foot for starters.” </p>
<p>Teed agrees with Ting’s prediction that the market will only continue to grow. “We are a seven-by-seven-square-mile city,” said Teed. “There is no new land.”</p>
<p>Daniel Cressman, executive vice president of the commercial real estate company Grubb  El, also commented on our city’s limited space. <a href="http://www.nbcbayarea.com/news/local/SF-Real-Estate-Strongest-in-the-State-126021233.html" target="_hplink">He told NBC Bay Area</a> that San Francisco is “one of the very few markets in the entire country where investment demand for commercial office space is far outstripping the available supply that’s for sale.” </p>
