<p>CUPERTINO, CA-Those who <a href="https://twitter.com/#%21/globestcom"><strong>follow @GlobeStcom on Twitter</strong></a> and <a href="https://twitter.com/#%21/GlobeStLIVE"><strong>@GlobeStLIVE</strong></a> may have seen a post teasing the announcement, but GlobeSt.com has learned that in one of the bigger deals of the year, <strong>Mission West Properties Inc.</strong> has completed the transactions to dispose of all of its real estate assets for an enterprise value of approximately $1.3 billion.</p>
<p>Mission West sold certain of its real estate assets to a joint venture entity sponsored by affiliates of <strong>Divco West</strong> and <strong>TPG Real Estate</strong> in exchange for approximately $400 million in cash and $398 million in assumed mortgage debts and other obligations, as adjusted for certain closing costs, escrows and other items. GlobeSt.com <strong>first reported</strong> on the deal in early November, but it had been rumored for some time. GlobeSt.com previously reported that a sale was looming for the company as chairman and CEO, <strong>Carl E. Berg</strong>, mentioned in February. According to a<strong> previous GlobeSt.com article</strong>, over the course of this year, the company conducted a broad-based marketing effort with the assistance of various third party advisors, according to Berg.</p>
<p>In addition, Mission West completed a separate transaction with certain operating partnerships in which the operating partnerships retained certain assets and liabilities with an approximate net value of $525 million. Limited partners who did not convert their ownership interests into common stock of the company retained ownership interests in those operating partnerships, according to a prepared statement. Mission West then withdrew as the general partner of each of the operating partnerships and with respect to any limited partnership interests it held in the operating partnerships.</p>
<p>The board of directors has declared Dec. 28, 2012, as the record date for all common stockholders to automatically become the holder of one unit of beneficial interest in a liquidating trust to be established by Mission West for each share of the company&#8217;s common stock on a 1:1 basis. All cash, other assets and remaining liabilities of the company are expected to be transferred to the liquidating trust on Dec. 28, 2012.</p>
<p>The board anticipates the initial distribution from the liquidating trust will be completed on or before Jan. 15, 2013.</p>

      million in financing from Freddie Mac at 3.69%, fixed for ten years. The<br />
      company&#8217;s multifamily portfolio currently consists of ownership<br />
      interests in 14,114 units, including deals currently under contract.</p>

<p>NEW YORK, May 21, 2012 /PRNewswire via COMTEX/ &#8211;<br />
Investcorp&#8217;s US-based real estate arm today announced it has acquired an interest in a portfolio of four multifamily properties in Houston, Texas.  The acquisition is consistent with Investcorp&#8217;s recent focus on high-yielding, stable real estate assets in the major metro areas of the United States.</p>

<p>Investcorp recapitalized the assets with current owner MHP Investments, which will retain an interest in the transaction.  Affiliates of MHP currently own and manage approximately 6,000 units in Texas, Florida, and the Mid-Atlantic states.</p>
<p class="">
<p>The portfolio consists of four adjacent properties of 1,076 units in the master-planned Copperfield community of northwest Houston.  The properties recently underwent a $6 million renovation and the portfolio is currently 95% occupied.</p>
<p class="">
<p>&#8220;Vacancy rates for rental apartments have declined, as home ownership in the United States has fallen to its lowest level in more than a decade,&#8221; said Brian Kelley, a Principal in the Investcorp real estate team.  &#8220;This shift, in the context of relatively modest new supply, has created interesting opportunities in the multi-family sector.&#8221;</p>

<p>Investcorp financed the transaction with 10-year, fixed-rate financing.</p>

			<content:encoded><![CDATA[<p>Dec. 21 (Bloomberg) &#8212; Deutsche Bank AG&#8217;s real estate management unit agreed to sell a portfolio of warehouses and offices in the San Francisco Bay Area for $520 million.</p>
<p class="indent">     RREEF Real Estate will sell the buildings to PS Business Parks Inc., a real estate investment trust based in Glendale, California, Deutsche Bank said in a statement yesterday. PSB will assume $250 million of debt as part of the transaction.</p>
<p class="indent">     Rents and occupancy in San Francisco and the Silicon Valley area are rising on demand from technology firms. Google Inc. and Apple Inc. combined have leased almost 4 million square feet (372,000 square meters) this year, according to San Jose-based broker Cassidy Turley.</p>
<p class="indent">     “The combination of strong demand and limited availability of core real estate assets in the San Francisco Bay Area has resulted in attractive pricing,” Brian McAuliffe, head of Americas transactions at RREEF Real Estate, said in a statement.</p>
<p class="indent">     Of the buildings being sold, 45 percent are warehouses and the rest can be used for either offices or warehouses. The portfolio includes 26 projects and more than 5.3 million square feet of space. The properties were 82 percent leased as of December 2011.</p>
<p class="indent">     “This portfolio acquisition significantly enhances PSB&#8217;s presence in Northern California, providing a strong concentration of parks in markets that are poised for continued recovery,” Joseph D. Russell Jr., president and chief executive officer of PS Business Parks, said in a separate statement.</p>
<p class="indent">     Following the purchase, the company will own 7.2 million square feet of multi-tenant industrial and multi-use space in 30 business parks in Northern California, making up about 26 percent of its properties.</p>
<p class="indent">     RREEF Real Estate had $58.5 billion in assets under management as of Sept. 30.</p>
