<p>Homes in East Bay cities are seeing dramatic price gains far greater than homes in San Francisco, according to ZipRealty, an online real estate brokerage.</p>
<p>Oakland’s median home price ballooned 76 percent to $432,000 in August compared with $245,500 in August of 2012. In Hayward, home prices jumped 55 percent to $387,000 in August 2013 compared with $250,000 last year.</p>
<p>Meanwhile, San Francisco’s median went up by 20 percent to $880,000, up from $735,000.</p>
<p>“Oakland and other communities in the East Bay were impacted more severely by the foreclosure crisis, which took a toll on East Bay real estate values while also setting these areas up for the dramatic recovery in prices we are now witnessing,” said Lanny Baker, president and CEO of Emeryville-based ZipRealty.</p>
<p>Prices are up by 36 percent across the nine-country Bay Area with a median of $585,000, so cities like Oakland and Hayward represent a deal in the region.</p>
<p>Nonetheless, prices can vary significantly from ZIP code to ZIP code in the same city. For example, Berkeley, where the median home price jumped by 21 percent during the past year to $737,500, has three ZIP codes where the median is above San Francisco’s median: $955,000 in 94707, $901,000 in 94708 and $1.22 million in 94705, which includes neighborhoods such as Claremont, the Claremont Hills, Elmwood and Panoramic Hill.</p>
<p>In Oakland, the 94610 ZIP code has the highest median home price of $743,000 and encompasses neighborhoods like Grand Lake, Adams Point, Lakeshore, Crocker Highlands and Trestle Glen.</p>
<p>In San Francisco, some of the fastest appreciating neighborhoods include North Beach and Telegraph Hill in the 94133 ZIP code where prices grew by 82 percent during the past year as well as the Marina, Cow Hollow and Pacific Heights in the 94123 ZIP code where prices rose by 68 percent in the past year.</p>
<p>A number of factors influence how much an area’s median home price goes up such as number of homes available. Cities such as Oakland, Berkeley, Hayward and San Francisco had less home inventory in 2013 than the year before.</p>

<p>Real estate in some parts of the nation experiences the malaise of fall, buyers cooled off by chilly weather and shorter days, distracted by the impending holiday season. But not the Bay Area. This September, Bay Area property sales made improvements in three key areas: days on the market (DOM); listing prices; and, most importantly of all, sales prices.</p>
<p><a title="ZipRealty data" href="http://www.ziprealty.com/blog/bay-area-september-sales-show-no-sign-seasonal-slowdown" target="_blank">ZipRealty</a> recently released September 2012 data in comparison with 2011 for each county in the Bay Area. And that data shows a very hot market, with no sign of seasonal slowdown whatsoever.</p>

<p>Want some local proof? Here are three San Francisco listings in which the sellers ask a million dollars or more above what they paid for them. In only one case, this first example, has the current seller been in the home more than 2 years.</p>

<p>On Buchannan Street in Lower Pac Heights, <a href="http://www.ziprealty.com/property/2009-BUCHANAN-ST-SAN-FRANCISCO-CA-94115/10555163/detail">a splendid Victorian 5 bedroom</a> offers evidence. Public records show it sold for $1,550,000 in 2005. Now it’s listed at $2,595,000—a substantial increase indeed, intimating the home rose over $100K a year in value every year since 2005.</p>

<p>A native San Franciscan, Bert attended St. Ignatius College Preparatory and the University of San Francisco. He&#8217;s been a neighborhood resident of the Sunset, Marina, Russian Hill, Parnassus Heights and Cow Hollow.</p>
<p>Bert has worked in sales and marketing his whole adult life and is the former Vice President of Marketing for Pacific Carbide in San Francisco. As the National Promotions Director of Warner Bros. Records in Burbank for close to a decade, he directed the company&#8217;s promotion efforts for pop radio and worked closely with some of the biggest names in the entertainment industry. </p>
<p>Bert&#8217;s honest and solid work ethic coupled by a service-oriented philosophy has built strong, long-lasting relationships both professionally and personally. He&#8217;s enjoyed working with an eclectic mix of clients over the years &#8212; the most memorable being John Lennon &#8212; whom he interviewed for several hours on the day he was tragically shot.</p>

<p>SAN FRANCISCO-San Francisco-based private equity real estate investment firm, <strong>Tribeca Cos.</strong>, has sold nine properties comprising 155 apartment units and one retail space in San Francisco and Burlingame. The properties are part of a <strong>12-property portfolio</strong> that Tribeca acquired opportunistically through a loan purchase from lender <strong>UBS</strong> on Dec. 30, 2009 and immediately acquired the fee title through foreclosure of the properties previously owned by the <strong>Lembi Group</strong>.</p>
<p>The properties are located in areas including Pacific Heights, Cow Hollow, and lower Nob Hill in San Francisco, as well as one in downtown Burlingame just south of San Francisco. The addresses are: 1671 Lombard St., 2642 Gough St., 2648 Gough St., 2654 Gough St., 1845 Franklin St., 2011 Sacramento St., 2380 California St., 621 Taylor St., and 255 El Camino Real in Burlingame.</p>
<p>The properties were sold to a series of single-purpose entities of <strong>the Prado Group</strong> of San Francisco, a private real estate investment management and development firm. The purchase price was not disclosed, however Tribeca, through an owned affiliate partnership entity <strong>Sky Pacific Holdings II LLC</strong>, acquired the 12-building Lembi portfolio loans in December 2009 for approximately $31 million, and after acquiring the title, subsequently sold three assets in 2010. </p>
<p>The transaction was financed by <strong>Tribeca Holdings</strong> and <strong>California Property Funding</strong>, a San Francisco-based financial services and investment firm.</p>
<p>The aggregate sale price of those first three properties plus the nine properties now closing came to a total in excess of $40 million. Tribeca realized an aggregate return in excess of 35% from its undisclosed original equity investment, according to a prepared statement. “The sale of the remaining properties reflects the healthy return of the San Francisco and Bay Area rental property market from the depths of the recession of the past two years,” says the statement. “Prado’s acquisition comes at a time when San Francisco occupancies have tightened considerably and rental demand is strong, with little to no new competing product opening in the near term.”</p>
<p>According to <strong>William Faidi</strong>, CEO of Tribeca, “Following the original acquisition in a complex foreclosure process, Tribeca began our value-enhancement program of carefully managing and maximizing values, to prepare the properties for eventual sale. The sale to Prado Group enabled us to quickly achieve our investment objective well ahead of our initial projected time-horizon. Tribeca is continuing on its path of investment in opportunistic real estate, focusing on retail and apartment properties in US markets”.</p>
<p>The acquisition marks the second Lembi Group apartment portfolio acquisition by the Prado Group in the last nine months. In September 2010, Prado Group acquired four buildings totaling 250 units that had been taken back by lender UBS. “The Tribeca acquisition is exactly the type of high quality apartment assets we are focused on acquiring in the infill neighborhoods of San Francisco and the Bay Area,” says <strong>Craig Greenwood</strong>, a principal at Prado Group. “The recovery has commenced and San Francisco is poised to outperform the nation based on its strong economic base, creative class and little to no new supply.” Prado Group was represented by <strong>Toby Costello</strong> and <strong>Michael Thomas</strong> of <strong>Wheelhouse Brokerage</strong>.</p>

<p> San Francisco&#8217;s luxury home market is showing signs of a turnaround, according to prominent Bay Area Realtor Cece Doricko, who specializes in Forest Hill, Pacific Heights, Cow Hollow and <a href="http://www.cecedoricko.com/st-francis-wood-real-estate-s6831.html">St. Francis Wood, CA real estate</a>. Citing figures from Coldwell Banker&#8217;s latest San Francisco Luxury Market Report, Doricko reports a 13.6 percent increase in the number of home sales in the first quarter of 2011 as compared to that of the same period last year.</p>
<p>&#8220;Buyers of <a href="http://www.cecedoricko.com/pacific-heights-luxury-real-estate-s6826.html">Pacific Heights luxury real estate</a> and other luxury properties in San Francisco are starting to make their presence felt once again,&#8221; says Doricko, &#8220;and it&#8217;s not surprising why. Homes in these kinds of neighborhoods have always been sought-after and now there are quite a few that are priced lower than they have been for some time. It&#8217;s no wonder, then, that buyers who have the means are not letting these opportunities pass them by.&#8221;  </p>
<p>On a year-over-year basis, the median sale price of San Francisco luxury real estate went down by 4.3 percent in the first quarter though it shows an increase of 3.9 percent when compared to the fourth quarter of 2010. &#8220;You won&#8217;t be seeing any dramatic price dips in these neighborhoods,&#8221; says leading <a href="http://www.cecedoricko.com/forest-hill-san-francisco-realtor-s6827.html">Forest Hill, San Francisco Realtor</a> Doricko. &#8220;Properties in areas like Forest Hill and Pacific Heights have always been at a premium, so whatever price declines you&#8217;re seeing now are likely to be it, especially since luxury home sales are already trending upwards.&#8221;    </p>
