<p>Could San Francisco be made anew by the removal of Highway 280 as it runs through the city north of 16th Street? That’s what the <a title="Center for Architecture + Design" href="http://www.cadsf.org/">Center for Architecture + Design</a> asked in a recent contest. For a cash prize of $10,000, the competition ”encouraged artists, academics, architects, planners, landscape architects and designers to submit concepts for public art, buildings, landscape treatments, public amenities and infrastructure, or other urban design interventions made possible through the replacement of Highway 280,” according to <a title="280 freeway" href="http://www.cadsf.org/seed/280-freeway-competition-winners/" target="_blank">the Center’s official website</a>.</p>
<p><strong>Background</strong></p>
<p>In 2013, Mayor Ed Lee announced his office would consider ideas for <a title="razing 280" href="http://www.sfgate.com/bayarea/article/Razing-I-280-stub-only-part-of-vision-4227940.php" target="_blank">potential redevelopment upon removal of  Highway 280?s stub, plus shrinking or removing the CalTrain yard</a>.  Both currently hamper Mission Bay’s transformation from gritty scene of defunct industrialization and tumbleweeds to a hub of science, education, commerce, and waterfront living.</p>
<p>Taking up this challenge, <a title="Center for Architecture + Design" href="http://www.cadsf.org/">Center for Architecture + Design</a>  called for proposals that would not only transform the landscape, but would meet demands of current urban planning: concepts such as local food growing and harvesting, ecological creation and use of energy, the integration of public transportation and bike paths, and outdoor space for people to exercise, enjoy and generally live healthier lives. The contest also asked applicants to account for regional transit projects: “the electrification of Caltrain; the extension of Caltrain into the Transbay Terminal; and the transition of high-speed rail underground, as opposed to having it travel at street level through Potrero Hill and Mission Bay, which would require crossing streets to go below grade.”</p>
<p><strong>Winners</strong></p>

<p><strong>History</strong></p>
<p>Removing sections of freeway from the San Francisco landscape isn’t a new concept. <strong /> Both the Embarcadero and Hayes Valley neighborhoods were literally and figuratively transformed when freeway exits were deconstructed, allowing usable neighborhood space to grow up in their place. And certainly, real estate values in both areas increased as each new community developed.</p>
<p>In the case of the Embacadero, for 30 years the highway divided the waterfront and the original Ferry Building from downtown. But after the freeway on ramp to the Bay Bridge was removed, redevelopment ushered in a grand boulevard with attractions for residents and tourists alike, and with it the crowds, commerce, and prosperity the area enjoyed in the early 20th century, before construction of the Bay Bridge. Similarly, in Hayes Valley, the 1950s construction of the <a title="Central Freeway" href="http://en.wikipedia.org/wiki/Central_Freeway">Central Freeway</a> through the neighborhood brought pollution, traffic, and general decay. After being damaged in the <a title="Loma Prieta earthquake" href="http://en.wikipedia.org/wiki/Loma_Prieta_earthquake">Loma Prieta earthquake</a>, it was eventually demolished. The rebuilt area provides home to the Hayes Valley Farm,  a playground and art space, new shops and restaurants, and new housing.</p>

      690 E. Middlefield Road in Mountain View, California, where it will<br />
      develop, own and manage a 341,000 square-foot office campus under a<br />
      15-year lease for Synopsys, Inc. (NASDAQ: SNPS), the global leader in<br />
      electronic design automation.

      project in the greater San Francisco Bay Area and will have a projected<br />
      total investment of approximately $200 million. The fully entitled<br />
      office project includes two five-story Class A office buildings with<br />
      state-of-the-art infrastructure and amenities, designed and<br />
      pre-registered to meet LEED Gold certification requirements.

      The project is situated in one of the most attractive submarkets in<br />
      Silicon Valley, nearby such tech giants as Google Inc., Intuit, Inc. and<br />
      Symantec Corporation. In addition, the property is adjacent to<br />

      Light Rail and Caltrain and immediately adjacent to Highway 237.

			<content:encoded><![CDATA[<p><strong>Kilroy Realty Corp.</strong> <span class="symbol">(NYSE:KRC)</span>, a real estate investment trust (REIT), has recently acquired an office property in the South of Market district of San Francisco, as part of its long-term strategy to own high-quality assets at below-replacement cost prices in areas that provide strong near-term cash flows and attractive long-term appreciation potential. The company further intends to make certain renovations to the acquired property over time to enhance its value. </p>
<p>Kilroy purchased ‘201 Third Street’ – a 311,455 square foot 12-story office property, for $103.3 million. The building, currently 90% occupied, is strategically located adjacent to the Moscone Center – the largest convention and exhibition complex in the region. In addition, the property offers amenities such as higher finished ceilings, increased natural light and collaborative meeting areas, which are expected to better suit the demands of technology and media tenants of the region.</p>
<p>Furthermore, the property offers superior communication facilities such as the Caltrain – a California commuter rail line on the San Francisco Peninsula and in the Santa Clara Valley (Silicon Valley) in the U.S.; Bay Area Rapid Transit (BART) – a rapid transit system serving the San Francisco Bay Area; and the new Transbay Transit Center – a transportation complex in San Francisco.</p>
<p>With the latest transaction, Kilroy has acquired six office properties year to date in key West Coast submarkets. The aggregate cost of transaction for the purchase of approximately 1.5 million square feet of office space was $516 million. The company is also presently under various stages of negotiation to acquire three more properties for about $163 million.</p>
<p>Kilroy owns, develops and manages a diverse portfolio of office, industrial and multi-purpose real estate properties primarily in the coastal regions of Los Angeles, Orange County, San Diego, greater Seattle and the San Francisco Bay Area. As of June 30, 2011, the company owned 11.5 million rentable square feet of commercial office space and 3.6 million rentable square feet of industrial space.</p>
<p>Kilroy maintains an active multi-year development program focused on the economically dynamic locations characterized by strong long-term demand, limited supply, and high barriers to entry. Archstone, a leader in apartment investment and operations, announced<br />
      today that it has acquired a 3.15-acre development site in the Potrero<br />
      Hill neighborhood in San Francisco.</p>

<p>Archstone plans to build a 467-unit, well-appointed apartment community<br />
      on the parcel located at the corner of 16th and 7th<br />
      streets along Southern Embarcadero Freeway. Construction is expected to<br />
      begin by August of 2012.</p>

<p>&#8220;The Potrero Hill neighborhood is one of San Francisco&#8217;s most sought<br />
      after communities today,&#8221; said Neil Brown, Archstone&#8217;s chief development<br />
